"Mike did a very through job inspecting the house and then went over everything carefully with me. He spent a lot of time and even came back another day because initally he could not access the attic to determine insulation. Again he spent a lot of time and effort making sure I understood his remarks and concerns. He wrote a very detailed inspection report with many photos showing why he made the comments he did in the report. Because of his report and the sellers unwillingness to pay the entire amoutn for the problem areas I had to cancel my purchase agreement. Sure I was out the cost of the inspection but in the long run Mike no doubt saved me a great deal of money and huge headache and heartache!"

"No change in radon levels. Broken fan. Expensive. Sadly - issues found with his credentials, skills, warranty of fan, conflict resolution, etc. The system he installed also failed a peer review."

Home Inspection questions, answered by experts

Permit fees sometimes include the cost of a solar panel inspection, but it depends on local regulations. In some locations, the inspection process involves several site visits with a preinstallation, in-progress, and post-installation inspection. We’ve covered the latter. Working with an experienced installer can help you through each step of the inspection process.

Stucco should be inspected yearly or every few years, depending on where you live. Stucco homes in wet or humid climates are at higher risk for damage and should be inspected once per year. Homes in drier climates can wait longer between inspections, and get one every three years or so.

Homes should be checked for mold annually, especially if you live in an area with high humidity or frequent rainfall. Inspections are crucial following flooding, roof leaks, or plumbing issues. More frequent checks are necessary if your home has a history of mold problems or water damage. Regular inspections help detect mold early, preventing costly remediation and minimizing health risks, especially in moisture-prone areas such as basements and bathrooms.

You can guarantee that you hire a professional home inspector by reviewing their qualifications, years of experience, customer reviews, and certifications before hiring. If you’re working with a realtor, they can recommend at least one trusted professional home inspector. You can always confirm the credentials of a home inspector by checking for affiliations with organizations like the International Association of Certified Home Inspectors or the American Society of Home Inspectors.

Repiping your home creates a large mess, and you won’t have access to water while your contractors are working. To prepare, contractors will cover the floor and furniture with drop clothes. In some cases, they may move furniture to protect it and get it out of the way. They’ll then cut holes in your walls, floors, and ceiling to expose the existing pipes.

They’ll also turn off your water, but they’ll leave at least one bathroom and the kitchen functioning at the end of the day. You’ll need to plan accordingly.
