Northern Lights Inspection

Don't waste your money, they said some wiring in the basement was a potential fire hazard. But they did not put it in the report, when I emailed him about it not being in the report he would not respond. It created some confusion when I asked the seller to repair it. Also the furnace was very noisy, the inspectors found nothing wrong with it. I'am not sure if they even turned it on, so I had a furnace company out to tune it up and inspect it. He found the bearings on the fan which pushes the exhaust out were worn which caused the noise and vibration. It was $800 to replace the fan, which I would have asked the seller to pay had it been found and in the report. The was some water damage in the ceiling in the bathroom which I had to point out to the inspector, he just said it looks old. I am sorry I hired them and would not recommend them or use them again.

Overall they did an OK job. I wish they would have informed me about the condition of the water heater and furnace and how the windows were in poor shape.

The first home we were interested in purchasing fell through when there were multiple large ticket items found by the inspection that we did not see, followed by the fact that there was radon.  When we found another home we were interested in we used Northern Lights again.  They are very thorough in their work even getting on the roof and checking the flashing and shingles.  inside they test random outlets and lights, make sure the water pressure and drains are working, all the appliances work, heating and cooling are in order, the electrical panels are not overloaded, skylights, windows and doors are all working properly and not leaking.  They even check for excessive heating/cooling leakage with the thermography. Outside they check the drainage around the house to make sure water isn't running towards the home, gutters are installed properly and decks are sturdy and up to code.  We also requested a radon check in our homes which they preform.  When they inspect a home you are purchasing you can meet them at the property and go over any concerns you may have and they will pay special attention to that area to make sure your questions are answered.  The team is very professional, courteous and punctual.  I would be happy to use them again if we ever move again or purchase a seasonal home.

But they didnt check the plug-ins and some of them do not work. I have a light in my shower and they didnt tell me how it works. Also they said the master bedroom was a garage but it wasnt it was a add on. There is a leak in the basement they told us the house was perfect. Not at all.
