"They came to my door one day and said that they'd do a free quote for my windows. I only wanted to get a quote and told them from the start that I wasn't interested in buying. The next day 2 sales reps come in and measure the windows. It was going along well until they get to their sales pitch. I said I wasn't interested in buying and I kept trying to get a quick quote out of them, but they kept pushing it back and saying how qualified they were and all the qualifications their window installers have. I told them I wasn't interested and that I would be looking into getting them down myself once I have enough money saved up to purchase the windows. Next the sales rep named Jayden started using a condescending tone and pretty much disparaging me to my face. He kept saying how I need to pull this permit, how my house is built in this time period, so I would need this extra qualification, and this and that. Basically doing everything in his power to dissuade me from even thinking about doing it myself. I stayed firm on my decision that I will figure that out when I'm closer to saving an enough money up, so he made a phone call to his manager. The entire conversation on the phone he was just calling me inexperienced and saying I don't know what I'm doing and how I'm going to just use windows from home depot. I'm not even sure if he was actually talking to a manager, but the whole time he kept chuckling and smiling pretty much putting me down. I got quite irritated and said to leave the house if you were going to be talking about me like that. He just kept smiling at me and chuckling to himself and wouldn't leave. Once he was off the phone, they stayed for an extra 20 minutes until they were satisfied showing me the difference between the different types of windows and heat transfer with a heat lamp. At this point I was quite irritated and kept saying that I just wanted a quote during the entire showing of the display, but they said they don't have it yet. I just want to say that the other sales rep that was with Jayden was fine, he wasn't condescending or anything, but he didn't talk all that much during the interaction, so I can't say how he would be if was the main person giving the sales pitch. Overall with just the sales people alone and from the reviews I read about this company after having this interaction, I would say to never go with this company. The final quote they gave me was so overpriced compared to average prices I can get from actual local contractors. I also read that they just subcontract their work out and squeeze every dollar they can out of them. If you are penny pinching that hard for the highest profit margin you can get and you aren't the ones that are actually doing it, how can you expect the job to actually be done well. If you take one thing away from this review, it is to avoid this company at all costs. They will make it seem like they have all this work piled up and they are doing you a favor by allowing them to do work for you, but that is all a facade to get the most money out of you as they can. By the way, the attached image is for quotes in the South Minneapolis area of Minnesota."

Warner Restoration offers FREE PROPERTY roofing inspection due to MN Storm Damage we have had such as HAIL & WIND also we work with home owners insurance claims to have your roof , siding , windows , gutters replaced we serve the Metro Areas in MN

"After the big hail storm that happened at the end of May we had an employee of Warner Restoration stop by to talk about potential hail damage. The individual appeared knowledgeable and informative. We opted for roof repair (shingles) and window wrap replacement for about half of our current windows. There was a bit of a delay from when we signed on to when the team came out to work on the roof – but the first red flag was the lack of communication after signing up and agreeing to their services. No one told us when the team was coming out to work on our roof and we (the customers) had to reach out to Warner (multiple times) to find out when they were planning to do this task. With my experience with Warner there are 3 specific issues to call out: Issue #1: My sunsetter awning was incorrectly installed back on the roof. Ultimately it needed to be removed and the area needed to be reshingled due to how it was incorrectly reinstalled. It took so many calls to get this fixed. We were not always able to get a hold of someone, and for 3~ weeks we were given dates and times someone would show up but no one ever did. No one would even call or text to explain they were not coming. My final experience with this issue I called Warner an hour after no one showed up to the promised time and was told to give them another hour to show. I waited 2 hours to follow up and ask what was going on and was sent directly to voicemail (a common occurrence over the weeks). I then *67’d and the call was answered on the second ring. Ultimately I feel as though Warner was trying to fit this repair in between other jobs they were working on and that nothing was actually put on the schedule. It feels as though it was not actually scheduled for a team to correct this issue until I refused to stop calling after the 3rd week of feeling ignored. The roof was done 6/27/2022 and my issue wasn’t fixed until 8/2/2022 (5 weeks later). Issue #2: They installed the incorrect color & texture window wraps. Because they installed a product we did not order they offered to install the remaining window wraps on the other windows (so they would match). Warner Restoration classified this as “free work” but I am not the one who delivered the wrong window wraps and I am not the party who installed the incorrect window wraps. I would have preferred to have the window wraps I ordered instead of the ones currently on my home… which brings me to the final issue: Issue #3: The team that installed the window wraps did a TERRIBLE JOB. We had our final walkthrough with Warner (though no one, to my knowledge, has checked the roof so hopefully there is no issue there because I do not want to deal with this company for even a warranty issue at this point) and showed the poor installation of the window wraps. The gentleman at our final walkthrough expressed that Warner Restoration surely would like to make sure their quality of work reputation remained intact and explained the owner was out of the country on vacation but we could expect someone to reach out to us the week of 8/7/2022. No one has reached out to us yet – and given the lack of communication we’ve experienced since the week of June 20th I don’t expect anyone will. Although, if someone does reach out to correct the terrible job for these window wraps I will happily update that in this review. If you have a simple roof repair job, I’m sure that you will have no issues with this company. If you end up needing to have work done that requires communication: good luck. Update: on Saturday (8/13) Warner sent people out to take photos of the window wraps. They did not reach out or attempt to communicate with us that they were doing this. On Monday (8/15) I called the city to see if they had requested an inspector yet and I found out the permit is still open and no inspector has been requested yet."

Arko Exteriors has built its reputation on customer satisfaction. Our commitment to our customers is the cornerstone of our success. We provide professional, accurate and timely inspections to determine damage and avoid frivolous claims. We work hand in hand with our customers through the entire insurance claim process. Dealing with insurance claims can be a major hassle. Our experienced staff have built relationships with and frequently work with insurance companies. Our industry knowledge and insight on storm damage allows us to work directly with most all insurance companies. That means we’ll complete your roof repair or replacement while also keeping the entire process as smooth and simple as possible. Superior and talented craftsmen are the backbone of our company, and we’re always committed to the satisfaction of our customers. An attention to detail and thorough workmanship is what we pride ourselves on. Whether it’s having all the angles straight or just having all the light bulbs on and working, every job is equally important to us. We guarantee it!

"Our experience with Nic at Arko was top notch. He was personable, friendly and listened to what we wanted to have completed on our project. Throughout the project, he communicated well and often. Overall, we are satisfied with the final outcome of our roof being redone. The 5 stars is for Nic, I wish I could rate different aspects of our experience differently. For the crew, I'd probably give 2 to 3 stars. They laid tarps out around our house and garage, however it was windy that day and they didn't weigh them down, so they blew around and a lot of tear-off material ended up in our landscaping rock, which goes all around the house. We picked up over 200 nails when they were all done with their cleanup, which included using a leaf blower to blow off patio and driveway and blew the nails and slate into the rock, which pretty much buried the nails in the rocks since the rocks were blown around as well. When we called Nic about this, he sent Wyatt to come out with a magnet and was very thorough in the grass areas around house and found quite a few more nails. He was also very polite and friendly. In the past months since the work has been completed, we are still finding random nails and I'm sure we will find more over the years as the rocks shift. Another issue we had was when the crew was loading the shingle packs onto the roof, they were dropping them from waist level, rather then bending and setting them down. I understand they are heavy, but we now have squeaks in our house where we didn't before. It shook and rattled the house like they were going to come through the roof. We brought our concerns to Nic and he was going to relay them to the correct people. I hope its been addressed and future customers won't have the same problems. A few days after roof was done, we had a very hard rain with wind. There was some water in our garage by our furnace. Nic came out the same day and spent a large amount of time trying to figure out where it had come from. He was very thorough and took lots of pictures, went in attic of garage and on the roof. We determined it was from the wind blowing the rain sideways and through the exhaust pipe. It hasn't happened since so I am comfortable with that determination."

Slim and Trim Construction is a residential re-modeler specializing in roofing and siding and storm damage repair.

"My experience with Slim and Trim has been extremely disappointing; I would not recommend their services. They approached us through door-knocking this spring. Riley, our main contact, worked with our insurance to get our roof replaced. We discussed the project, selected materials, and reviewed what would be covered under our insurance. We signed a contract, believing it only covered the roof. During the contract signing, I inquired about including siding in the insurance claim. Riley mentioned he could send a damaged piece of siding to the insurance company for possible coverage. They submitted a request, but insurance only approved a portion of the cost. Riley explained that we had premium siding and tried to get more money from insurance. However, weeks passed without any communication from Slim and Trim, leaving us uncertain about the cost difference and our responsibility for it. Frustrated with their communication and the poor cleanup after the roofing job, we started exploring estimates from other contractors. This led to concerns about Slim and Trim's approach, especially the potential costs of items like door and window wraps and window replacements, which were never discussed. When we informed Riley that we had decided to go with another contractor, he referred us to the company owner, Thomas. Thomas insisted that the contract obligated us to use their services or pay a 25% cancellation fee. We believed the contract only covered the roof, as that was sole focus of our discussions. I had to ask during the signing if insurance would cover the siding, and only then did Riley offer to check. If this had been included in the initial submission, we could have chosen matching roof and siding materials. There was no consultation about the siding, unlike the detailed consultation we had for the roof. The contract was misleading, and we were not informed of any obligations regarding the siding. Now, Slim and Trim claims that because they worked to get the siding approved by insurance, we are obligated to use their services. Their assertion that they went above and beyond for the insurance approval is unconvincing, as they did all the upfront work for the roof before the contract was even signed. It's unfortunate that companies like Slim and Trim give contractors a bad name. Their insistence on enforcing a misleading contract, along with their poor communication, suggests a disregard for customer service once the contract is signed. Had we been satisfied with their roofing work and communication, we wouldn't have felt the need to look elsewhere. Seeking additional estimates helped me understand what to expect with siding replacement and raised important questions about the process. Would they have informed us of our options or been transparent about additional service costs? A company with strong moral principles wouldn’t criticize a customer for seeking bids to make an informed decision. Their claim to uphold core values of honesty and integrity falls flat when they aren’t upfront about their contracts. Once the contract was signed, their "exceptional customer service" began to falter. Their gaps in communication were frustrating, and their cleanup was inadequate. We're still finding shingle pieces, plastic wrapping, and nails scattered around our yard and driveway. Our gutters had tons of nails in them, plastic was hanging from the gutter, our deck was filthy, and the furniture and hanging lights were never put back. Overall, Slim and Trim’s performance was frustrating and fell short of the "exceptional customer service" they advertise. Their attempt to shift blame onto the customer due to a misleading contract is a troubling business practice, raising serious concerns about their ethical standards. I urge caution to anyone considering their services."

Roofing questions, answered by experts

Although not every state issues licenses for roofing pros, it's important to check with your county or city if hiring a licensed roofing contractor is necessary.

Hiring an unlicensed roofer might result in low-quality work and potential legal issues if an accident happens. It’s always best to check the qualifications and licenses of your roofer before they begin a project.

As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:

  • The owner, principal, or relevant manager passed a criminal background check

  • Required to have applicable state and local licenses

  • Maintain an average star rating of 3.0 or better on our network, if they have at least one review

  • Paying to advertise their services

  • Meeting any other eligibility criteria required by Angi

The cost to replace your roof is often significantly more expensive than the cost to repair it. On average, homeowners will spend between $5,890 and $12,800 to replace a roof. The size of the roof, the roof’s pitch, and the number of stories the house has will significantly affect the overall cost. You can expect to spend upwards of $46,000 for large, high-end roofs.

This all depends upon size, type and complexity of the actual sloped areas of the roof.  An accurate estimate with detailed lists of covered and additional items is imperative when purchasing and protecting yourself during the process.

Typical roofing repairs cost between $380 and $1,800 on average. However, most homeowners spend approximately $1,100 on a roofing repair project. The size of the roof, the extent of the damage, and the type of project all impact the final cost. External factors like product availability and supply chain issues may also affect the price.

Projects like repairing damaged gutters will only be around $180 to $560, whereas repairing a sagging roof will be a higher expense at $1,500 to $7,000

Roof repairs start at around $700.00 and go up from there.  There are many significant factors that come into play, and each customer's needs will rarely be the same.

Repair costs in this area are around $1,500.

Repair costs are affected by geographic location such as ice & water underlayment requirements in the North and hurricane durability requirements in the Southeast.  Other things that affect the cost are quality of materials, layers of tear-off, condition of the decking, and the style and pitch of your roof.  Ask contractors to explain their price if they are higher, they are likely being more honest about what the replacement requires.

Before hiring a roofing contractor to work on your project, there are a few things you will want to ask, including:

  • Do you use roofing subcontractors?

  • Do you offer a warranty?

  • Do you have any references?

  • How will you clean up after the project is complete?

  • Will you remove my old or damaged roof?

How long have your crews been working with you?

Do you offer a warranty?

How long should this product last in my area and does the manufacturer stand behind the product for that length of time?

What is the difference between manufacturer and contractor warranty?

Do you have any references?

Will you remove my old or damaged roof?

Will the roof you install be warrantied against black streaks?

Will the roof you install last as long as the warranty? Or will it only last about half as long?

Answered by Tracy Badra at Community Construction in Lansing, MI on 01/07/25

Does your company have multiple locations?  This will let you know if they are truly local or a large company briefly working your area after a storm.

Do you offer a workmanship warranty?  Confirm in writing the time length and details of such warranty.

Do you have quality reviews?  All roofing contractors have references of their successful jobs.  Good contractors won't have many negative reviews.

How will you protect our windows, siding and landscaping?

Will you remove my old or damaged roof?

Some disqualifying signs to look for are:

-Did the contractor cold call or knock on your door?

-Does the contractor look or talk like a salesman?

-Does the contractor have profiles on many different websites?  Poor contractors will avoid an online presence to avoid bad reviews.

Roofing is a highly skilled and labor-intensive trade. Because of this, you can expect to pay an average of $2 per square foot for your roofing professional. Roofing labor costs generally make up about 60% of the overall project cost.
