"Champion struggled to get our project finished, having to come back and finish the project weeks after the initial install. They quoted quickly, got me scheduled for initial install quickly, and even got the windows in within a day. But when the installer said they'll be back in a day or two to finish the cosmetic stuff... they did not. It was safe in the short term, no damage, no risks, but cosmetically awful. The company was quick to recognize the problem, extremely communicative, and didn't charge anything to make it right. They stood by their promise to make it good for us. They also fixed our torn screen for free; the wind blew a heavy patio umbrella and it slammed into the window, tearing the screen. Side note, not even a smudge on the glass. It is quite handy to have technicians locally that you can just drop in to drop off a broken piece. Overall quite happy but it took a bit to get there."

These protect the room by preventing insects from entering and, if you live in a warm climate, provide excellent airflow during hot summer months. Screens cost far less than any other alternative, so if you are against getting permits, spending too much, or enclosing your porch in walls or glass, screens are the best choice. 

Generally speaking, yes, enclosing a patio to create a sunroom will add value to your home, as you’ll be increasing your square footage and adding utility to the space. The average ROI for enclosing a patio is around 70%, which is higher than many other home improvement projects. The value you get from creating a sunroom on your patio will depend on several factors, though, like the quality of the materials you choose, the extent to which the space is finished, your remaining yard space, and more.

Your maintenance needs revolve around the type of foundation you choose, as well as how you furnish or decorate it. Patios require little else other than the occasional hose-down, but decks and other wooden structures will require annual power washing and sealing. You may also need to restain the wood every two to three years.

Adding a solid roof rather than building a pergola or leaving the space open will make maintenance much easier. Without a roof, you will need to spend more time sweeping, washing, and covering your furniture to protect it from UV bleaching.

Even if your deck is properly constructed with a solid foundation, it doesn’t always mean it can handle the extra weight of a sunroom. Always call in a structural engineer to perform a deck inspection to evaluate the quality and structural integrity of the deck before building. You may need to reinforce the foundations and joists, and with decks in poor condition, it might be better to tear them down and start again. A pro can help you decide.
