"Buying a condo, owners kept saying the AC and furnace was good, a half a dozen times. The inspector said no, I hired a furnace company to come in who said the freon is pretty much gone, and the furnace is making some noises that says it's pretty close to gone too. If the inspector hadn't told me that, I would have had to cover the whole cost myself."
