They had comprised a summary of their inspection by that evening and made sure to let me know that they were available anytime if I had questions about anything regarding the home even if it was not about the inspection. "Hello Member. I am sorry to read about the issues with your home. As far as my inspection of the home, I reviewed the inspection report submitted to you and the notes made to you. First of all, regarding the roof. At the time of the inspection I estimated the age of the roof to you. I also stated that the age was just that, an estimate, and that you needed to consult with the seller as to the exact age of the roof, which would have let you know if there were any other defects with the roof that I could not physically see. I evaluated the roof and its components to the best of my ability. Also, my evaluation of the roof was limited to the areas that I could safely access. The second story roof was not safely accessible and I visually inspected it. This was mentioned in the report. In regards to the furnace, my report stated that the furnace and A/C units were 22 years old at the time of the inspection. At the time of the inspection, the carbon monoxide test that I performed over the heat exchanger showed no signs of CO leaks. In performance of my CO test, I test over the heat exchangers before the blower fan engages, to get the CO reading before the blower fan starts and blows air over them, which then prevents a good reading. I stated in my report that the furnace is functional, but beyond the typical life expectancy of a furnace which is between 15 to 20 years. I also stated that because of its age it should be evaluated annually, which you did and I am sorry to hear that issues were found with it. However, if the heat exchanger developed holes in it after my inspection, how was I to know this during the inspection when I could not readily inspect the entire heat exchanger assembly installed inside the furnace. Member, I am sorry that you incurred expenses on the home after the inspection. But a home inspection is a snapshot of the home at the time of the inspection. I did not elude or lead you to believe that we guaranteed the components of the home that were inspected to last for any specific time frame. I never do this with any of my clients, and I do not believe anyone can. Other than the issue with the mold, that you had remediated, when we left the home after the inspection, the components inspected were functional and not defective. I am glad to hear that all is going well with you and your family, and I wish you the best in the future. Thank you."
