If you want to check the box of having an inspector this person can do it. If you want a thorough inspection I urge you to save yourself and hire someone else. Our experience with this inspector was horrible. Even after pointing out suspicious cracks in the basement, he dismissed our concerns saying they were not an issue. Just a short couple weeks after taking up residence it was clear how wrong he was (or how he lied to ensure we bought the home since he was recommended by the realtor). The basement flooded, delaying flooring installation, moving in and will obviously cost us thousands to remedy. He also did not find obvious issues with the pipes, misunderstood severity of roof issues and failed to identify flooding issues. Overall I’m very unhappy with this service and would encourage all reading this to find someone else and in general someone who is NOT recommended by your realtor to avoid the issues we faced.

Although Martin and his team have a good reputation it only take one HUGE Miss to cost you thousands and that is what happened when they did my home inspection. They claimed my pipes were in working order, but two weeks later after closing on the home I found all my pipes were completely corroded and leaking water all over. They claimed it “must have happened after the inspection”. Their customer service was horrible as they refunded me a partial amount of my inspection fee while I had to pay thousands to replace my pipes. I would stay away from this organization. Take a look at the photos… do you think this happened in 2 weeks after my inspection…

This was the second home inspection they did for us this year. In both cases they far exceeded expectations. They were absolutely flawless in their execution. Their reports were clear, easy to understand and useful. Of particular value were the estimates for correction and repair of deficiencies detected. In both cases we opted for their most complete inspection, and consider the money very well spent. Highly recommended.

Martin and his associate were prompt, efficient and thorough. Martin explained everything to me and provided a detailed written report along with recommendations for sources to have any work needed completed.

I am a first time home buyer.
He was early to the appointment and completed the roof inspection before I arrived at the house. When I arrived, his first question is "what are my concerns?". I specifically told him roof and plumbing. His estimate for life of the roof is for another 5 years. But, in recent winds, lot of shingles came off the roof. It was very noisy when ever there is a wind. Flapping sounds of the shingles. Looks like I have to change the roof soon. Had he inspected it properly, I would have not bought the house at the same price I paid. There are water leaks in basement.

After we made a claim on our home owners insurance, & their On-Site Inspection (cried), receiving 15 different quotes, we hired Structure & Site. I was surprised, because I didn't know that they did that type of work. Day 1 DEMO, looked behind the tile - OMG WE were SHOCKED @ what was discovered! Our shower walls & Floor were leaking, but very little evidence was seen by looking at the basement ceiling. Our interior walls were BLACK from mold & 1" of water was standing under the ceramic floor. I knew what we wanted. Martins foreman met me @ Virginian Tile & we ordered all the NEW TRAVERTINE STONE tiles & special pieces, & SCHLUETER WATER PROOFING SYSTEMS for underneath our new floors, walls, sunken tub and surround seat & shower corner seat. My wife & I purchased all new Cherry Cabinets from LaFata & paint from Sherwin Williams, all NEW MOEN valves & Oil Rubbed Bronze Fixtures, I WOULD PUT MARTIN’S TEAM UP AGAINST MULTIMILLION $ BUILDERS & MARTIN WOULD WIN! IT LOOKS AMAZING!!!!!

Martin, was AWESOME, hands on, in every single aspect, I needed a home inspector & what I got was a walking encyclopedia of knowledge of the entire structure. Martin spent 30 minutes just in the attic, looking for mold, any evidence of any kind of infestation, checked all the insulation, romex wiring, junction boxes. He took photos, air samples, checking 4 mold spores. He tested EVERYTHING - appliances, outlets, electric panel, wiring up to code, correct amps, inside & out of furnace, ducts, water heater, water & gas lines, chimney in & out, roof, vents, brick, mortar joints, faucets, toilets, shower, drawers, windows, drain. His attention 2 detail was absolutely AMAZING! After inspection, I received a 'COMPREHENSIVE' binder report in it contained every single room of the home outlining what needed repaired, backed up everything with photos, video, how to correct it & a list of pro companies to contact should remediation of defect be needed. Maintenance schedule for everything! A++!!!!

Structure & Site was suggested to me by a friend who had recently used their services. The appointment was scheduled within a few days and I received the report immediately after the inspection was complete. Mike was the inspector and did a fantastic job. He took time to explain various issues and answered many of my questions. He was at the home for several hours and was extremely thorough. I found the report to be very helpful, especially how areas of concern were listed to also let me know if it was a major issue, minor issue, safety concern, etc. The report also provided additional information re possible prices for repairs and/or replacements.

Mike did an incredible job. I waited a little while to see how things matched up once we got into the home (post-close), and, so far, he has been spot on. His cost estimates were very precise and he carefully went through each item with us before leaving for the day. The items he said would need attention have, and there hasn't been much else so far. He also let us walk around with him, and he explained things as he went. Even our realtor said she thought the inspection was one of the better ones she has seen.
Mike came highly recommended from other friends of ours, and we would certainly pass on the referral. His report was detailed and included helpful information that we brought back to the negotiating table. We strongly recommend using Mike for your inspection.

Inspector showed up before we even arrived and had already completed the inspection on the exterior of the house. He went through with us what he had found and was very thorough. The inspection for the interior was just as thorough, checking every door, every outlet, every pipe, telling us what was higher up on the list of repairs than others, etc. He was very friendly throughout the process but also professional. At the end of the inspection he provided us with a home buyer's packet and CD, along with an emailed inspection report the next day that was 24 pages long and complete with pictures of noted deficiencies in the home. He also suggested several shops to first look at If I wanted to repair any of the items myself. As a first time home buyer, I couldn't have asked for a better experience. He told me to call him anytime if I had further questions about the home, and I have done so. He's been just as helpful after getting his money as he was before the inspection. I highly recommend.

Did an excellent job inspecting the buildings. Found multiple issues I was unaware of after my personal inspection and provided costs to fix issues. Having this was an excellent tool to negotiate fixes to the property. Also provided a lot of pictures of the issues.

I purchased the higher priced package which includes mold and radon testing. They also arranged to have the main sewer line checked via camera through a 3rd party ($100, not included in above $500) at the time of the inspection. Inspector also notified me that the home contained vermiculite insulation which in many areas of the country has been found to contain asbestos. Had the insulation tested and it came back positive ($120 through a 3rd party lab not included in the $500, inspector handled everything). Had he not made that observation, I would never have known and might have developed serious health issues, or at a minimum spent thousands having the stuff removed. Overall, I have had a great experience with the company and they have been very helpful in arranging for third party services (sewer line and insulation testing) and went so far as to pay the pluming company and add it to my bill when I didn't realize that they were expecting me to pay them in cash/check on the spot. Will absolutely use them again if the seller is unwilling to correct the problems identified and I need an inspection on another home. Overall, I spent about $700 which will likely save me thousands and keep my lungs healthy. Highly recommend Mike.

Just moved to the area, and in purchasing our new home; we used the inspector recommended to us by our realtor which was Site & Structure. They were fast, friendly and willing to accommodate with scheduling. Their sample reports appeared to be very detailed, and we splurged on the 'middle' package to make sure we protected our investment. The did point out quite a lot of stuff that was wrong/broken and needed corrective work.
However, they didn't catch: 1) an issue with a structural framing ( I caught it after they left, and they never came back to look but just notated on the report.). 2) They did did not test all of the electrical outlets, which will now lead to me having an electrician (& possible drywaller) come out to repair.3) They also missed some blatantly obvious visual issues that needed to be addressed on my roof.4) They missed some visual indicators for other leaks present.
If they caught those issues, then the price would have been an 'A'. However, I do not recommend them, unless you plan on having an Electrician, Roofer, Plumber, & Carpenter come up behind them to verify.
RESPONSE:
We were told that the roof leaked, and later the Seller 'recanted', so we relied upon only the services you were providing.. There were flashing missing from the siding siding that was not notated in the report, along with wood rot/leakage on one of the gables. Both were visible from 5 - 10 feet away. We asked for items that you identified to be added to the estimate 'cost of repairs' section of the report. (We never told you what amount to insert). My electrician found a quick fix for the electrical previous electrical outlets; but also noticed that 1 circuit breaker in the electric panel was not connected; and that the entire second floor (4 bedrooms & 2 baths) were all on one circuit.
We realize that this was a visual inspection, and a lot of things were identified, but some things were missed too.

Response from STRUCTURE & SITE INSPECTION SERVICES
"This client requested that a roofing contractor be present during the inspection due to roof leakage reported by the home owner. We clearly identified and reported multiple issues with the roof including the need for immediate repairs. This client wanted us to modify our report to obtain thousands of dollars worth of reductions from the purchase price."

I called the company and spoke with Julie. She was very pleasant and knowledgeable. She provided the breakdown of their services and wasn't pushy about trying to sell their higher priced products.
I scheduled an appointment will Mike, one of the two inspectors they have. Mike arrived about five minutes earlier. He was friendly and very professional. We went inside to set up the radon test. Once set we went back outside for the exterior inspection. Mike's knowledge and experience was immediately apparent. He noticed every detail and explained the good and the bad as we went. He also went through a number of options to fix the deficiencies. It had snowed the day before the inspection, so Mike was not able to check everything on the exterior. He went back the next day when the snow melted and finished that part of the inspection. I received an update to the report the next day.
When we moved into the interior of the house, Mike was just as detailed. Again, he went to each area of the house with great detail. He explained everything as he saw it. He sent me the report that evening. I've seen several home inspections and his one one of the most details I've read. He provided a cost estimate (high and low) for each of the deficiencies. This is extremely helpful when making a descision to cancel, go forward with or renegogiate a deal.
I will definitely use Mike from Structure & Site for any other home inspections and would recommend him to anyone looking for a quality inspection.

I spoke with Julie to get more information on their services and then to schedule. She was very helpful, and their pricing was competitive. Martin performed the inspection, and he was punctual (even though we had to change the day and time on him) as well as very timely with his report and test results. His report was thorough, with good descriptions of the issues and useful pictures. Martin also helped afterwards when I had some follow-up questions and asked him about possible contractors.
We would use Structure and Site again, as well as recommend the firm to others.

Perfect. Martin spent about 3 hours inspecting the home and went over everything with us so we'd understand. He didn't hurry us one bit...and I had lots of questions.

They were fantastic. We worked with Martin and I believe he is the owner. We would highly recommend them. He basically worked with my husband. They gave us a full color printed report in a 3-ring binder, which was great. He was extremely congenial and very professional.
