Even though the condo owner is not responsible for roofs or attics, you will end up paying for the repairs if the association does not have enough in reserves to pay for those repairs. Although he spent a lot of time there, a lot of it was spent talking to the owners, who were present. All in all, it was a very basic inspection and I was not impressed at all. I would have to say to look elsewhere for an inspector.

On the date of the appointment, I arranged to stay home from work to meet the service professional. After driving home and waiting for his arrival, Stan called less than an hour before the appointment to cancel due to high winds. I understood that he did not want to get on the roof in high winds and agreed to postpone the appointment by a few weeks to November 19. On the date of the new appointment, I once again arranged to be home from work to meet the service provider. An hour after he was to arrive, I called to find out why he was not here. After leaving a message, Stan called a few minutes later to say he was running behind schedule and would not arrive for another hour or so. Since Stan originally told me to plan for two hours, I blocked off enough time to comfortably accommodate the appointment. However, with Stan's two-hour delay in getting to my house, I had to call my wife to come home to meet him so I could make it to an afternoon work appointment. My wife met Stan when he arrived. He took one look at the chimney (she timed it at about three minutes) and announced that no work needed to be done. He promptly informed my wife that we owed him $179. My wife explained that we pre-paid and asked if Stan wanted to look on the roof (the original reason he claimed he needed to postpone our first appointment). He said he didn't need to look on the roof, but he would if she requested it. She said yes. Once again, it took about three minutes. After six minutes of actual work, Stan wrote a bill for $179. My wife reminded him that we pre-paid, but wondered if we really owed him anything since he was: a) Late twice, and b) Didn't actually do anything at all. He laughed, but agreed to knock $50 off the price. They did a great job at an excellent price. Every other company I called for an estimate wanted to tear down the entire chimney. Dan was the only one who explained why it wasn't necessary and did the repairs at a fraction of the cost. The work was excellent. I highly recommend them.

Paul was accommodating with trying to schedule the inspection. When we finally firmed up the date and time he was 45 minutes late. Being that this was a condominium, he only looked at the roof from the ground and never looked into the attic or rafters. Even though the condo owner is not...

"I found this company via home advisor. They came out and provided a quote to construct a 1000 sq. ft patio in my backyard in June. I had all the materials on hand, so the quote consisted of labor. To secure a start date, I provided a 50% deposit ($5800) to the company in early July via PayPal. They estimated the work would take 5 days and quoted me for $11,700 for the labor and their estimated start date in early August. In August they came over when they were supposed to start the project and did not start. They claim that there were materials in the way of their work area and that I wasn't ready. These materials are for the patio and have been in my driveway for 6 months. Part of the quote was to install these materials. They are very manual in their technique. No heavy machinery was used, and the materials were easily passable. They also maintain that they had reserved 3 weeks in August for my job that they couldn't start due to these materials in the way. I have been contacting them for months asking when they would be coming back, and they continue to move the date around. I personally rearranged the materials to make their job easier. They finally came back to work in November and December for a few days. They put in some retaining wall and moved some crushed concrete and claim that it required more crushed than quoted and that is the cause for the delay. They haven't been back since early December. Recently I received a citation from the city for the materials being in the driveway for over 6 mos. This could result in a misdemeanor and a large fine for every day they are not removed. I had to hire another landscaping company to move them. Venetian did not show up to help when I told them about it. They also said that there is no rush on the work because I can't use it anyways. I purchased a hot tub last summer that I have not been able to use, and it may be broken due to being stored on its side while waiting for the patio to be built. They continue doing other jobs and make excuses. I have reached out to Venetian Masonry to resolve these issues and they have not showed up to our agreed upon meeting times. I currently have 0 sq. ft constructed of a 1000 sq. ft patio that was supposed to be completed in August that was quoted in June. They said it was no problem that they work throughout the Winter. Maybe at other jobs, but not at ours. It doesn’t seem to be very high on their priority list. I would not recommend this contractor."

FAQs for chimney inspection projects in South Rockwood, MI
The average cost for a professional chimney cleaning is around $250, but prices range from $130 to $400 or more, depending on a few factors. Some things that have an impact on your total include the size of your chimney, the number of chimneys cleaned, and how accessible the chimneys are.
The cost to install a fireplace is $2,440 on average. This cost can range from $150 to $8,000 or more, depending on the type of fireplace, the materials used, and the size.
Electric fireplaces cost around $1,000 to install, and mostly only require wiring installation. Installing a wood fireplace from scratch could cost upwards of $10,000, depending on the foundation needed to support the weight of the fireplace. In addition, gas fireplaces can cost between $2,500 and $10,000.
The National Fire Prevention Agency (NFPA) recommends chimney sweeping once per year as a means of avoiding house fires and massive property damage. Over time, creosote and soot build up in your chimney from burning wood and a lack of ventilation. These compounds are both highly flammable, which means a build-up of them inside your chimney puts you at an increased risk of house fire. Chimney sweeping removes any residue and helps reduce the risk of property damage and personal injury from fire.
The cost to remodel your fireplace is $1,200 on average. This cost can range from $400 to $2,000, depending on the extent of work needed.
If you add a hearth to your fireplace, you can expect to pay between $3 and $200per square foot. However, if you're refacing your fireplace, the price tag will depend on your chosen materials. If choosing tile, you can pay between $1 and $50per square foot, depending on the design. Stone is a more expensive material, averaging between $60 and $70 per square foot.
On average, chimney repairs cost about $455. However, because of the vast range of potential repairs needed, the cost to repair a chimney ranges widely from $160 to $15,000, depending on the type and extent of repairs required.
