We are a small family owned and operated Property Management business that pride ourselves in helping homeowners care for the seasonal homes, or full time homes while they are away. Providing services tailored to perfectly fit your needs, making every home safe and well cared for. Established August 2013 We are Veteran Owned and Operated

"All work is done in an excellent manner, on-time, and with a cheerful attitude. Gena and Dee put their hearts in their work and it shows. They are my property managers all year and take care of everything required to keep a 3 BR house well-maintained. My house is a vacation rental and they oversee guest issues and can be relied on to respond quickly to requests that are anything from being locked out, to handyman services. In the summer there is a fast turn over between guests, and they clean and prepare the house promptly and immaculately for the next arriving guest. Gena recently hung party lights on my outside deck. I could not own a rental without this fabulous company."

I established Bay & Beyond Inspection Services in May 2018 after a 25 year career as an electrician in the Air Force and 13 years as a Maine code enforcement officer. I have received extensive training and continuing education courses to keep up with the ever changing construction industry. I have an associates degree in electrical mechanical technologies and am a state certified third-party inspector for all phases of construction. I am a state certified septic system inspector and hold national and state certifications as a radon testing and analytical lab. I am a member of International Association of Certified Home Inspectors (InterNACHI) and the Maine Building Officials and Inspectors Association (MBOIA). So what does all this mean to you, my customer? I am a highly trained and experienced inspector that works only for you, my customer. I don't work for real estate agents or any other third party involved with the property you hired me to inspect. You will receive an unbiased and honest report detailing what I observed during the inspection. This is not a pass/fail rating, but detailed information that will provide you with the confidence you need to make one of your biggest investment decisions of your life. Rest assured that I will inspect your property no differently than I would if I were purchasing the property myself. This is my promise to you. Tod Rosenberg, Owner

Our average inspection time is approximately 3 hours. We keep abreast of current inspection techniques and procedures. We prefer to have our clients attend the inspection, as an on-site consultation helps avoid potential misunderstandings and that all your questions can be answered on the site. Our thorough inspection reports are e-mailed to the client at the end of the inspection. They will identify any serious structural defects and deferred maintenance issues that may not be apparent when you initially view a property.

Garden windows can add value to your home and are an attractive feature for potential homebuyers. These windows add a custom look to your home and usable shelf space for homeowners with a green thumb. You’ll likely recoup your investment when it comes time to sell.

Failing to open your flue can lead to serious health hazards if you start a fire because the smoke will back up into your home. Breathing fire smoke, even in relatively small quantities, is bad for human lungs, and smoke can also irritate your nasal passages and eyes. Furthermore, smoke can cause damage to your interior fixtures and furnishings, at the very least leaving an unpleasant smoky smell for a long time. In short: If your flue isn’t open (or you’re not sure if it is or not), don’t start a fire to find out!

The main purpose of a home inspection is to assess the overall condition of a home. It looks at major systems, like electrical and plumbing, and considers the long-term safety of the home. In contrast, a home appraisal sets out to estimate a home’s fair market value, often for lending purposes. At about $350, a home appraisal costs about the same as an average home inspection.

Yes, most audits include a report with prioritized recommendations for improving energy efficiency. Confirm with your auditor.

Yes, an inspection contingency is likely a good idea, regardless of if you’re buying a new or older home. It can give you a set number of days to respond to objections that might have been found in the inspection so you can make an informed buying decision.
