"Tony was called to assess the structural integrity of a brick/concrete addition. "Having major remodel on lower level. Contractor tried to rope me into major work (and project delay) suggesting normal cracks on cinder block walls indicated a foundation issue. When I pushed back, he put project on hold stating I needed a structural engineer to certify. I called the first two people on home advisor locally and Omid got back to me in 2-3 min, was at my house within an hour and delivered a certified report within 3-4 hours. He listened to the situation and spoke with my contractor to hear his assessment before beginning his assessment measures. He directly pushed back on what contractor stated and provided simple solution for one crack that was more than hairline. Report was meticulous, he spoke with contractor directly, and saved this project. It was more affordable than what was suggested on average costs. While I couldn’t divorce from the unethical contractor mid project—I would have been stuck with no out without the work of Omid!"

"We needed some advice on a structural engineering concern arising during a kitchen renovation and we needed it fast and simple to understand. Azzam was able to come to our house fairly quickly and provide both a diagnosis of the problem and some some reasonable solution options that were practical and doable. He was able to simply answer all my questions in a way that a non structural engineer could understand. I highly recommend Triple J Consulting"

"I hired Peter to provide an overall structural assessment of my house and to offer his professional advice on a few issues that came up during the initial home inspection. Peter was very responsive and was able to come out much sooner than he had originally anticipated. During the assessment I found Peter to be both congenial and professional. He clearly had the in-depth knowledge of older Baltimore homes that I had been seeking and was able to succinctly explain various aspects of the house in a relatively short period of time. I would not hesitate to hire him again or to recommend him for the type of service he provided to me."

"James and his team were quick, punctual, and James was incredibly responsive, always responding to calls or texts within minutes. Proposed a sound engineering solution to a challenging problem, where other contractors I spoke to offered expensive decorative solutions that would not have addressed the problem. The finished work is also beautiful, and adds to the appeal of our back yard. I would hire him and his team again."

Structural Engineering questions, answered by experts

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

Yes, you can build over a stump if the roots are no longer alive. Living roots will continue to grow and may damage your new construction over time. Similarly, you should also remove rotting stumps because they may continue to attract pests and even cause new structures (especially those made from wood) to decompose as well.
