"Lincoln & Team were communicative from start to finish, very organized and professional. Most importantly they were not disruptive to my work from home environment. I have previously had not so good experiences with two different surveillance installation vendors which had me very skeptical to trust a third. However, from the very first call returned by Modern Security & Technology Solutions (MS & TS), I could tell this had the potential to be a pleasant experience. Lincoln listened to my concerns, offered an effective preliminary solution until the team was able to assess the site in person. Needless to say, the over-the-phone troubleshooting was spot on. Once on location, as an aside he noticed my internet connection was not running at the gigabit speed I was paying the provider for so suggested the proper switch with ample ports to enable gigabit speed to all devices on my home network. If you are on the fence about home networking or security installation, look no further, I'm confident you'll be very satisfied with Modern Security & Techonolgy Solutions."

"He said to me, don't focus on the wiring just watch the TV instead. I waited three days later, went to Home Depot and purchase a white stick post and just layed it over the wirer because he nailed and tacked everything to the wall. Its working out, that's how it's going."

"Scheduling an appointment was good. He was a little disorganized.  I had to pay for additional time since it went over the two hours and he had to go to home depot. He was professional but he could have planned a little better before the appointment."

Home Automation questions, answered by experts

The main factors to consider when staging your home when selling are your budget, number of rooms to stage, and how long to keep the staged setup. Since home staging costs about $600 per room when using professional services, you may want to only stage the rooms that are most important to potential buyers, including the kitchen, living room, and primary bedroom. You should also consider which repairs or updates are necessary before staging your home, such as painting interior walls, carpet cleaning, and refinishing hardwood floors.

DIY staging is possible, but professional services enhance buyer appeal with expertly chosen furniture, layouts, and colors.

Professional home staging services can vary between companies and properties, but the primary goal is to set up a house with aesthetic furniture and decor to entice potential buyers. Many stagers offer customizable packages, and you can often pay for additional services. Common offerings include:

  • Design and Planning: Color design, planning each room's layout, and professional interior design services.

  • Furniture and Decor: Choosing and renting furniture, decor, and artwork. This also includes the setup and takedown of all rented materials.

  • Arrangement and Organization: Rearranging existing furniture, decluttering, and organizing the space.

  • Ambiance: Creating a welcoming atmosphere with strategic lighting and accessories.

  • Repairs and Maintenance: Minor repairs, home maintenance, and addressing visible issues.

  • Curb Appeal: Improving the home's exterior with services like painting and garden bed management.

It's best to connect with a professional home stager to see what’s included in their specific packages or to request a custom service.

Yes, removing a fireplace can decrease your home's value, as it is a sought-after feature for many buyers. The potential loss in value is estimated to be between $1,000 and $5,000. The impact can vary by market and climate; for example, a fireplace is more valued in colder regions like Minnesota than in warmer areas like Florida.

However, if a fireplace is in poor condition and needs extensive repairs, removing it might be a reasonable option. When deciding, weigh the benefits of removal (more floor space, less maintenance, reduced energy loss) against the potential decrease in home value. If you plan to sell soon, it is generally advised not to remove it.

The main difference between a home stager and an interior designer is that the former creates temporary, generally appealing spaces, while the latter creates personalized design choices for your permanent home. A home stager seeks to depersonalize your home while also showing off the best features of the home to potential buyers. An interior designer works with you to infuse your personal style into the decor in your home. You’ll typically only hire a local home stager when selling your home.
