"Fantastic. Frank was very thorough and his crew worked diligently to locate the buried water line and perform the replacement. The fix was cost effective and is expected to last longer than the old copper pipe did. Once it was replaced the yard was back filled and the disturbed areas were covered with straw. The installation was neat and clean."

"Exceptional professionalism and service provided by the Nick and his crew. BFMD's lead representative, Mr. Artie Bell, provided a thorough presentation on the work that was going to be done, and we were kept apprised at every level of the work that was performed. The crew was customer-centered and very, very efficient. Best estimate and value for the sewer main replacement work! We would highly recommend this company to friends and others without hesitation."

"Glenoak came out to reinstall a toilet that had been leaking .  While there, they noticed a leak from the pressure tank, which needed to be replaced.  They went out for the part w/o charging us for that time or travel.  Unfortunately, the replacement part didn?t work, and ultimately they had to replace the entire toilet.  They fixed a small gas pipe leak near our furnace while there, too.

Very professional, punctual, and competent.

"Nathan Eagle was wonderful to work with. I had quotes from other companies including one that gave me a multi-page contract with all kinds of exceptions so one really didn't know the final price, and then I received a quote from Eagle. Gave me understandable quotes that included all I needed. Due to our new septic not being at least 100' from our well, he changed his quote to install a BAT septic system per Baltimore County. His second quote was more than I wanted to spend, but the county had a grant program with funding available that paid for most of the cost of the new tank and its installation. He was usually available when I called or texted. A hard-working person who's actually hands-on."

"Ray was on-time, personable, knowledgeable and courteous. He listened to my description of the problem, asked a few questions, took a look at the layout. He then made three clear recommendations and explained why the least expensive option was our best choice. Based on our initial phone call, he had arrived with the proper tools and acted to resolve the situation. He left us with clear follow-up guidance and assured us that if one of the other options turned out to be required, he would adjust the charges based upon what we had already paid. One of the best experiences we've had with the plumbing industry!"

Septic Tanks questions, answered by experts

The best times of year to empty or pump a septic tank are spring and fall. Many professionals recommend spring because the ground has thawed, making the tank easier to access and the waste less likely to be frozen. Pumping before summer also helps avoid conflicts with vacations or outdoor gatherings. Fall is another great option, as contractors may be less busy, and servicing the tank can reduce the risk of overflow from winter and spring precipitation. While summer is also a suitable time, winter is generally not recommended due to frozen ground.

It only takes a few days for a septic tank to fill with water after a pro has pumped it. This is completely normal, and the water is a vital part of your septic system’s wastewater treatment process. The water that fills your tank days after pumping is not the same as the tank being filled with waste. You shouldn’t have to pump your septic system more than once every three to five years unless you have a tank that’s too small for your home’s water output or there’s a problem with your leach field.

The pressure in a well pressure tank should be set 2 to 3 PSI below the pump's cut-on pressure. The cut-on pressure is the lower number in the pressure setting (e.g., the '30' in 30/50 PSI) and is the point at which the pump starts. The cut-out pressure is the higher number, where the pump stops.

For example:

  • If your pressure switch is set to 30/50 PSI, the tank pressure should be 27-28 PSI.

  • If your pressure switch is set to 40/60 PSI, the tank pressure should be 38 PSI.

Common pressure settings for household applications include 20/40, 30/50, and 40/60 PSI. The difference between the cut-on and cut-out pressure is typically 20 PSI.

How to size a well pressure tank is determined by three factors: flow rate, or how many gallons per minute your well pump produces; minimum runtime; and pressure switch setting. Most pressure tanks have a pressure switch operating at 20/40, 30/50, and 40/60—the first number is the pressure needed for the pump to turn on, and the second number is the pressure needed for the pump to switch off. Most homeowners relying on well water require a water pressure tank ranging from 20 to 80 gallons.

Depending on the size and location of your septic tank repair job, you may want to let the septic pros finish before tackling other backyard work. However, in some cases, it’s not a bad idea to coordinate between your providers if the timing’s right and your septic repair pro says it’s safe to do so. For instance, if the septic repair work is happening in the fall, you might want to take advantage of the opportunity to prepare your backyard landscaping for winter , or in spring, start mulching the garden beds.
