"On the recommendation of a friend, I contracted North Star Companies for a bathroom and the kitchen/dining area remodel on a 120 year old home. The work included removing an interior wall, gutting the rooms, updating ancient plumbing and electrical fixtures and reinforcing the home with concrete footers. Chris was always available for questions and reviewing work. His crew was very professional, possessed a strong work ethic and left work areas clean every day. When a subcontractor had to make some minor adjustments, Chris kept me updated until the new materials arrived. The result is a gorgeous, transformed home. I rate the quality of the work highly and recommend Chris Marshall and North Star Companies without hesitation."

"We used VKB for a complete bathroom makeover based on positive reviews online and found out how good they really are! This company knows how to do customer service and makes your home more beautiful! Junior was our designer and eased us through the design process. This was our first major renovation and Junior explained each step and what to expect. Jason Ali, project manager, was constantly coordinating, checking and communicating as the work unfolded. And to our delight, Pedro, crew leader, Ricardo, and Jose turned out to be our dream construction team. They were sensitive, polite, and skilled as they worked so hard each day. They kept things as neat as they could and without fail, cleaned up well each day. The project yielded some small problems and challenges but each was identified and solved. We could not be more pleased. Gary and Kate C"

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

"This company was by far the best of 3 estimates I got to install an extra 9" of cellulous fiber blown in attic insulation to achieve R-30 level. This was not a big attic area about 500 sq fee in a town home. I scheduled appointment, estimator was very professional answered my questions and explained options and installation process. Installers were through, efficient and worked quickly. Job took about 2 hours. I inspected the finished job, they answered my questions and cleaned up afterwards. I'm pleased with results."

"My parents and I bought my condominium in 2006. We, immediately, began the process of gutting and re-vamping the existing unit to my liking, painting walls, and installing hardwood floors, throughout. Everything was fine for a number of years, until a few months ago when I noticed some water damage around my kitchen sink. Work and life kept me from tending to it as I should have, and a few months in, we discovered that I had a full-fledged crisis on my hands. What began as a small bit of water damage, spread throughout the unit, destroying floors and cabinets, alike.
I was able to have the floors repaired by a local contractor, but the matter of my cabinets was entirely different. I was especially particular about the design and the formatting, and insistent on having something very much in the neighborhood of what I'd had before. Thankfully, my parents were, once again, around to act as saviors, and to see to the day to day repairs as I went to work and about my life. I noticed, however, that my mother was hiring contractor after contractor, and firing them much in the same fashion.
When my mother (and, indeed, myself--as my mother was now living with me to see that the renovations were properly handled) was completely exhausted and at her wits' end with the entire process,  someone from my building's condo association recommended Atlantis Kitchen and Bath. My mother gave the company's president, Mr. Gulsen, a call, and he assured her he would visit my home on that very day, no matter the time. My mother and I had our doubts, but Mr. Gulsen came, at 8:30 pm., no less.
He quickly inventoried the situation, and asked both of us what our vision for the kitchen was. He made suggestions, showed us the company's website, and was attentive the entire time, despite lateness of the hour. He gave very honest feedback, and was frank and forthcoming with respect to the time and cost estimate (a novelty, given our experience with previous contractors).
In retrospect, what stands out the most, is how he put my mother at ease, almost immediately. She is absolutely every bit the harsh and exacting customer, and had zero complaints about Atlantis. Seriously. Zero. Mr. Gulsen honored each of his promises. He and his employees arrived when they said they would. Every person we encountered was friendly, professional, and willing to go above and beyond to make certain we were not only satisfied, but thoroughly pleased.
When I say this summer and its unexpected turn of events that transformed elemental repairs to elaborate, protracted renovations--was h***, I mean it. But, somehow, *miraculously*, Mr. Gulsen and his team at Atlantis managed to make it tolerable; enjoyable, even. And now I have a new kitchen. And it is absolutely beautiful from top to bottom. It sounds ridiculous, but, every now and again, I catch myself absently touching the back splash and sink--that's how pleased I am with it.
My family and I can offer nothing but effusive praise about Atlantis and Mr. Gulsen--
And we will be eternally grateful for the peace of mind Atlantis brought into my home.

FAQs for custom home building projects in Dunkirk, MD

One starting point to find a local home builder is to collect suggestions from friends and neighbors. However, it’s still wise to do some more research before you hire a builder. Read reviews to supplement any word-of-mouth recommendations. Check sources like Angi that have standards and criteria in place to screen the pros it lists can also help you find more reputable local home builders.

Typically, it’s more affordable to buy an existing home than it is to build a new one. New construction loan interest rates tend to be higher than interest rates for traditional mortgages. Additionally, the cost of materials is likely higher when building a new home than it was when an existing home was built (unless it’s a very new one). You’re also paying for all new appliances, finishes, permits, inspections, and connections for water, gas, and electricity.

The average price per square foot to build a house is about $150 per square foot. Overall, the cost to build a house ranges anywhere from $100 to $500 per square foot, depending on where you build. The primary cost factors include location, size, and style of house you build.

The average cost to hire an architect for your home project ranges between $2,200 and $10,500. However, depending on location and project type, you might end up paying as little as $600 or as much as $45,000 or more. For example, the average cost of hiring an architect in North Carolina is between $1,800 and $2,000, but in California, that price tag jumps to $3,600 to $15,200

The price you pay for your architect also depends on their experience level. For example, a principal architect, the firm's owner, typically charges $150 to $250 per hour. However, an intern architect with three to five years of experience usually only charges $45 per hour.

Knowing if you need an architect for your project can be tricky, especially if you've never worked with one before. In general, small remodeling projects like replacing fixtures typically don't require the expertise of an architect. However, larger projects, like moving walls or adding an addition to your home, should include an architect to ensure the project is structurally sound.
