"The inspector was great! He arrived on short notice and was there before I arrived. He completed tasks that were on my to-do list (like bleeding air from the lines). He took the time to educate me about propane hot water heaters, how they work, and common issues. He was very professional. I would hire him again for inspections or services he offers. "

At BAS Inspections, we understand the importance of a safe and healthy living environment. We use Spectora Inspection Software Reporting on every inspection, ensuring you receive detailed and easy-to-understand reports. See below for a brief synopsis of our offered services: • Comprehensive Home Inspections • Rental Licensing Inspections • Lead Paint Visual Inspections w/ Dust Wipe Sampling • Environmental Testing o Lead o Mold

"Absolutely terrible experience. Once payment was made, the inspector became completely unresponsive. He sent us several non-working links for the inspection report, and we had to reach out multiple times just to get any answers. He even told our tenants there was ?mold,? but when we paid for an actual mold test, it turned out to be a false claim?apparently ?mold in a bathroom fan,? which isn?t even possible since it?s an inorganic surface. The report itself didn?t mention any mold, showing a complete lack of professionalism and knowledge. On top of being overpriced, he then charged us again just to issue the proper rental inspection certificate that should have been included from the start. Extremely unprofessional, unresponsive, and clearly money-hungry. Save yourself the frustration and go with someone else. We wanted to support a local small business, but it completely backfired."

Chris Panzer, AHIT-trained and certified since 2015, is a Maryland-licensed home inspector. A member of InterNACHI (International Association of Certified Home Inspectors) he has a long history of construction experience, including having worked several years administratively and on the construction sites of Habitat for Humanity, Costa Rica. He prides himself on providing friendly, thorough, engaging home inspections, whether it is for a home you are considering buying or selling. He will show you the home’s components and systems, and offer maintenance tips to keep the house in good working order. Questions are encouraged as you accompany him through the home. A native of Maryland who has lived and worked in Central and South America, he is happy to offer his Spanish-speaking clients quality inspections in Spanish

"Highly recommended. Chris is an amazing person and home inspector. As the seller, I dealt with a different home inspector with whom I had a very negative experience. Chris with Sunrise Home Inspections, however, was a breath of fresh air and a very positive experience. He was hired by the buyers and was thorough and realistically explained the issues to me and the buyers. The report was presented in an organized fashion and was easy to navigate. The buyers requested a list of items they wanted repaired, and Chris walked me through the simplest way of performing some of the minor fixes that I could do on my own."

Home Inspection questions, answered by experts

The size of your home, whether it’s a structural inspection versus a home inspection, and the inspector’s experience and skill level will dictate how long a home inspection takes. However, inspections are generally completed in 30 minutes to half a day.

Without regular proactive maintenance, your home and the things in it will wear out, break, or otherwise deteriorate much faster than they would with routine maintenance. Regular home maintenance also helps to prevent major problems down the road. For example, regular gutter cleaning will help avoid roof and foundation problems caused by pooling water and improper drainage.

Solar panel inspection costs range between $150 and $350. The system's location can increase the cost, with roof-mounted panels being among the more expensive systems to inspect. Larger systems also cost more because of the time it takes to complete the inspection. Other factors affecting the price include the inverter type, objects around the system, and add-ons you purchase along with the inspection.

Since radon typically comes out of the soil, it is most commonly found in the lower levels of a home. In houses with basements, that's a common location for radon. Homes built directly on the ground may have radon on the ground floors. Radon can be found on the upper floors of the home, but often in lower concentrations than in lower levels.

Craftsman-style homes are predominantly found in the Western United States, specifically in Southern California, where the style originated. Since the climate was mild and there was access to plenty of natural resources, Southern California became a hub for this style at its inception. That being said, if you consult with an architect near you, you can have a Craftsman-style home anywhere.
