iCornerstone offers design through construction services and promotes Consumer Controlled Construction as a solution to over-pricing, under performance, unrealistic allowances, and quality issues. We provide designs, labor and material specifications, accurate project costs, camera monitoring, invoice review, project accounting, and construction support that allow the homeowner to act as the general contractor easily and with a minimal time commitment. The first three carry an hourly rate of $100, while the fourth is 15% of the cost of the work as you have defined it. After a free Initial Consultation, we provide a proposal for the cost of our services. Our platform networks regulators, engineers, subcontractors, service providers, and suppliers involved in your project so that everyone knows what everyone else knows, which is the hallmark of transparency and accountability. Everyone is on the same page. Their E-folios resolve the dilemma of "If only I had known, I would have asked." Everyone benefits, and nothing like the platform exists in the industry. Clients must provide us the names of subcontractors we do not know as a means of proving to themselves we do not steer business or have a conflict of interest. This strategy helps our network grow and ensures fairness. Our free, online, Consumer E-Folio / Project Organizer / Property Profile / Research Tool will help you, even if you do not involve us in your project, comes with no strings attached, and respects your privacy. Simply register at icornerstoneinc.com and have fun using it. We claim three remarkable achievements: no client has ever gone over budget; no subcontractor has ever been overpaid or unpaid without cause; and all clients receive the highest quality at the lowest price.

"For our home addition/renovation we are very grateful to have found Richard Connolly and his site iCornerstone. Our vision was a Two-story + basement + livable attic space home addition which would provide significant practical square footage to our existing house and integrate seamlessly with it. We interviewed a number of general contractors but we were overall a bit uncomfortable after the interviews due to gaps in transparency regarding how costs were calculated and how timelines were established, resulting in some lack of confidence. We happened upon Richard’s iCornerstone site via Angies. Richard provided an extremely transparent and detailed description of his unique and practical process, which delivered a set of superb designs along with a truly logical, transparent, and honest listing of costs, both materials and labor, at all stages, and how those costs were derived. Richard also delivered transparency on timelines, and he provided recommendations for all the needed tradespeople that he had historically a close working relationship with; alternatively we could have selected tradespeople of our own choosing. Richard and his process gave us the utmost confidence for proceeding. We proceeded with our renovation under Richard’s guidance and his own crew and the entire process went according to plan with excellent communication, rapport, and confidence at all stages from excavation to final finish work. Transparency, confidence-building, dependability, highly knowledgeable, customer-friendly, and results-oriented are all terms we would use to describe Richard and the iCornerstone process. We strongly recommend Richard for anyone contemplating any home renovation or home addition, large or small."

Nederhoff Architecture collaborates with commercial and residential clients to design and implement optimal solutions. We offer thorough and complete architectural services for a competitive and reasonable fee, based on actual time spent on each project. Since graduating from Harvard in 1984 with his Master in Architecture degree, firm leader Brad Nederhoff has been offering his architectural services for referral clients. Brad excels in listening, analyzing, brainstorming, and ultimately generating creative yet practical solutions that are carefully communicated with contractors. His thorough and professional process always leads to owner satisfaction with the ultimate outcome.

"This particular project was to add liveable space to our house. Brad understood our vision and the daunting constraints of our project (due to the age of the house), and offered several creative options that would meet our functional needs while being visually appealing. We particularly appreciated his skill at thinking outside the box to address our projectâ s constraints. We were able to choose a design not only that would work but that we loved."

"Cesar and his team were a pleasure to work with. I hired them to redo my kitchen and I couldn't be more satisfied with the outcome. Once the kitchen was gutted, we discovered some surprises (insufficient framing and rotten roof planks), which Cesar's team handled expertly. His men are true craftsmen and were able to resolve every issue with ease and professionalism. Cesar is very communicative and always available to discuss plans and changes. The work is superior and the finished product is stunning. I couldn't be happier and wholeheartedly recommend them."

"I found Johnâ s service through a contractor that I didnâ t end up working with. But working with John was a nice experience. I have plans to do some reno work on my townhouse kitchen, and an important part of the job is to widen the entrance between the kitchen and the dining room. Because itâ s a townhouse structure and the management donâ t know where the original blueprint is, and they require an architectural evaluation and drawing for opening the walls. I had to hire a structural engineer/architect to do the job. John came to my house several times. He did not open the wall to probe. He looked at the structures from the basement to the kitchen and did his engineer calculation and gave me the architectural drawings according to how big I wanted to widen the entrance. I donâ t know anything about architect, but his drawing was sent to the City Hall for permit. I did change my thoughts on the all opening a couple of times, and he always responded promptly and kindly, and made changes accordingly. I had expected a much higher price from contractors for hiring an architect, but John was very reasonable, and said for a small adjustment, it wouldnâ t cost so much. I thought everything went well in our communication and the final product and the value of the work. One thing though, when the city building inspector came, he said where we wanted the wall to end was not sitting on a basement column, and that piece of end wall has to be on a column. So this means I had to put back 6 inches of the wall I had originally cut. I was a little bummed about that. I canâ t say if this is something the architect shouldâ ve known (or maybe building code is slightly different every city?), but I wish I could be better prepared or informed about this particular building code. Overall, I thought it was a good experience and I would recommend JFA Design Group."

"Marc Hershman is a wonderful architect! He was so easy to work with and offered great ideas for how to improve the house spatially so that the flow of the floor plan(on the first floor) became more aesthetic and efficient. Marc worked tirelessly in the extreme heat of the summer to achieve precise measurements of every inch of the house. His detailed plans were drawn beautifully and accurately and explained articulately in our first meeting. We appreciated Marc's follow up visits to ensure that the construction was done properly and according to plan. Marc related to the contractor in a positive and professional manner. Overall, Marc was always professional and prompt. We found his pricing to be extremely reasonable- great value for the dollar! We would definitely work with him again and highly recommend Marc Hershman to anyone in need of high-quality architectural services."

McCormack Builders formerly known as MMC Carpentry was established in Boston in 2003. We are a general contracting company specializing in new home builds, architectural plans, frame to finish carpentry, roofing, and all associated building services. Since our company was established we have built a reputation for quality workmanship and client satisfaction. A hallmark of our work is including the client in every step of the process down to the smallest detail. Innovation, communication to problem solving, and pride in our work assure a successful project. We are EPA lead certified. call us at 617-549-1542. We look forward toward hearing from you!

"Overall project went very well - the bathrooms are beautiful and functional. We did not have an architect, just worked with Mike and our own design preferences. Mike was great at working through design issues that came up, and also at guiding selections. Very personable and fun guy to work with. Somethings outstanding, some very very good, and just a few areas could be better The outstanding - initial pricing of the job - very clear, and he held price except for major changes; his direct crew (did demo, protection, carpentry) also excellent; electrical & tile awesome. Mike was also great at working through issues around our historic district and building inspection (and Brookline can be a pain). Very impressive. The very very good - Mike worked us into his schedule very quickly - these days that’s pretty great. He communicated very well on start up and schedule of early work. He was also great at helping us address a major issue that came up - replacing knob and tube wiring throughout house. Mike also has a good strategy for managing the selection of tile and plumbing fixtures, b/c pricing is so variable for these - you go direct to supplier and get contractor prices. The one issue with this is that the sub isn’t fully coordinated with the selections - wasn’t an issue for tile, but for plumbing the fittings & connections weren’t fully coordinated - but that was addressed by the plumber and Mike. The areas that weren’t perfect - guys did not provide ventilation during demo, as a result we had concrete and plaster dust everywhere from the old thick set bathroom. As job progressed, and we had added complexity of the knob & tube, we had some communication drops. Finally, biggest area: the plumber was the weakest link in his subs (but there may have been extenuating circumstances.) We had some issues there - Mike addressed, but that was one area where we had less than smooth sailing. We would use Mike again without hesitation."

"We had a terrible experience with Auburndale Builders. They sell themselves as a high quality builder of high efficiency homes but clearly we were their guinea pig. When it was apparent they were going to run significantly over their estimate, they walked away leaving us a mess to sort out and clean up. They could not even deliver us a certificate of occupancy. I would not recommend them for any job no matter how small."

Architects questions, answered by experts

Some architects include interior design in their portfolio of offerings, while some architectural firms employ interior designers to handle that aspect of home building projects or refer clients to interior designers they’ve worked with in the past. Ask a local architect whether they offer interior design services as well.

Some homes, like those with flat roofs, may not have eaves at all. Some contemporary-style homes also lack eaves, although many may have abbreviated eaves to divert water and protect the walls and foundation. Homes without eaves often have specific types of gutters affixed directly to the edge of the roof to provide adequate drainage.
