After over 20 years of commuting back and forth to MIT and working as an electrical foreman, I decided to take my knowledge of construction and home repairs to the next level and open and operate my own home inspection business. My interest and knowledge of all aspects of construction and homes along with my wife's expertise and many years in the Real Estate sector, led us to working towards opening our own Home Inspection franchise. Elden Home Inspection is operated by a construction industry veteran with 35+ years of experience in the trades. David Elden is a general contractor who now works in home inspection. His extensive knowledge of homes and construction provides insights most inspectors are unable to and presents them in an easy to understand, clear manner. Start by asking friends, family, and neighbors if they know any reliable roof inspectors. You can also ask contractors that you’ve worked with in the past—they often have a network of people they can reach out to. Once you do find a roof inspector you like, check their online presence, read customer reviews, and give them a call. 

Make sure they’re properly licensed and insured in your area. It’s also a good idea to hire inspectors licensed by both the National Roof Certification & Inspection Association (NRCIA) and the International Association of Certified Home Inspectors (InterNACHI).

Living in a house with smoke damage could be safe on a temporary basis, but it depends on the severity and type of smoke damage. If you have major smoke damage or soot present from a fire, you should relocate to keep you and your family safe. Breathing in soot can cause respiratory issues, and it can contain carcinogens, so move out until you get professional remediation done. Your insurance company may cover the cost for alternative housing while your professional works.

Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

Unless you waived the inspection contingency, you can often renegotiate after a home inspection and push for a lower sale price. The seller could reject the new price, offer to carry out the necessary repairs before closing, or offer a seller’s concession, which means they’d take money off the top of the sale price to cover the repairs after closing.
