"First of all, Mr. [Member Name Removed] was not my client but the homeowner of the home I inspected for my client. Mr. [Member Name Removed], I am sorry to hear you were upset with my findings. Since you are were not present at the time of the inspection, you missed out on the discussions that take place when I go over issues found. Let me explain: My business philosophy is not only to perform home inspections, but to give home buyers as much information as possible about the largest purchase of their life and guidance on how to keep it in good condition. Many homeowners are not aware of the abundance of items required maintain a home and keep it in good condition. Things such as clean or change the furnace air filters, change smoke alarm batteries, keep gutters cleaned of debris and make sure down spouts are not obstructed and even changing filters on your water filter system are items I list as 'maintenance required' in my reports. A leaking evaporator coil caused by a blocked condensate drain may or may not leak 100% into the drain pan below the unit. By adding an auxiliary drain line you are directing this water to pan and can eliminate the risk of water damage to the finished ceiling in the living area below. (Evaporator units are built with both a primary and auxiliary drain outlets for this reason.) I did not call this out as a defect, but again as a maintenance item...an improvement to help my client keep his house in good condition. The light fixture above a whirlpool tub should be rated for wet/damp location use. Since the water coming out of the jets is under great pressure, one can spray water many feet simply by putting ones finger or toe partially over a nozzle. This could result with water spraying directly up into a light fixture. Remember, electricity and water do not mix! Although you did not call me to clarify my report, I hope this helps you to understand it. My report listed only 6 items on the summary page: 2 defects, 1 hazard and 3 marginal items and 2 of those you did not mention in your review."
He offered his opinion on some matters, and imparted his knowledge on some of the finer points of the inspection. The report he submitted was great, explained what needed to be corrected.
All I can really say is if I need a re-inspection or if I have another home purchases I know I will do business with David again!!
You can't go wrong using Basis Inspections, LLC. I wouldn't hesitate for one second to recommend him.
