David did an excellent job doing my home inspection. He was very professional and knowledgeable. He came on time, he never wasted a minute. His report was very detailed, which it was a key for moving the process forward and getting all the repairs done quickly. He answered all my questions and concerns. One more thing, David is really easy to get hold of; he is very busy man but he always answered his phone and replayed very quickly to my emails and I really appreciate that. I will definitely hire him again.

There are so many major mistakes in the report that it's almost suspicious. The house was built new in 2016. He claimed there were several issues with it: A/C evaporator not drained properly/not to code. Bathroom light fixture not appropriate for the area/not to code. Soffits (I'm assuming he meant soffit vent) blocked with insulation. Under sink water filter maintenance required. Roof "may show evidence of past or present leaks or may soon develop leaks." Gutters/downspouts require maintenance. Etc. He did find a few items that needed to be fixed (one extra star for that): A mortar joint in the brick exterior needed to be filled. The driveway apron was poured a little too far into the road and is chipping where it overlaps. Whether flashing is required for siding that is completely covered by a roof or not is debatable. I was alarmed by the report when I received a copy and immediately called the builder. I'm not sure why he uses such extreme terms in his reports. After thoroughly reading the report, talking to the builder and double checking his claims, we concluded BASIS should not be in the home inspection business. Other than the items mentioned above that needed attention, he was completely incorrect about the condition of my house. I even got the city inspector involved. (If these were legitimate issues, they would be covered by the builder's warranty and the city inspector would not have let is pass). The house is built to code. The HVAC system is 100% correctly installed, the light fixture in the bathroom is rated for the area, there is no insulation blocking the soffit vent (while it may appear so when standing in the attic, if you look closely, there are ducts that run down to the soffit vent so that you can have insulation around the vents/ducts. I checked from the exterior and spot checked a few from the attic with a bore scope), the water filter had just been replaced a month ago, as indicated by the "changed on" date sticker on the filter, and the description of the condition of the gutters/downspouts was so vague I didn't even know where to look. It appears BASIS has no working knowledge of IRC or NEC and uses alarmist terminology like "HAZARD" and "non-professional work" on a whim without grounds for it. The report was so misleading that it almost seemed made up or copy and pasted from a past report. I'd be very wary of hiring him to inspect any home.

"First of all, Mr. [Member Name Removed] was not my client but the homeowner of the home I inspected for my client. Mr. [Member Name Removed], I am sorry to hear you were upset with my findings. Since you are were not present at the time of the inspection, you missed out on the discussions that take place when I go over issues found. Let me explain: My business philosophy is not only to perform home inspections, but to give home buyers as much information as possible about the largest purchase of their life and guidance on how to keep it in good condition. Many homeowners are not aware of the abundance of items required maintain a home and keep it in good condition. Things such as clean or change the furnace air filters, change smoke alarm batteries, keep gutters cleaned of debris and make sure down spouts are not obstructed and even changing filters on your water filter system are items I list as 'maintenance required' in my reports. A leaking evaporator coil caused by a blocked condensate drain may or may not leak 100% into the drain pan below the unit. By adding an auxiliary drain line you are directing this water to pan and can eliminate the risk of water damage to the finished ceiling in the living area below. (Evaporator units are built with both a primary and auxiliary drain outlets for this reason.) I did not call this out as a defect, but again as a maintenance item...an improvement to help my client keep his house in good condition. The light fixture above a whirlpool tub should be rated for wet/damp location use. Since the water coming out of the jets is under great pressure, one can spray water many feet simply by putting ones finger or toe partially over a nozzle. This could result with water spraying directly up into a light fixture. Remember, electricity and water do not mix! Although you did not call me to clarify my report, I hope this helps you to understand it. My report listed only 6 items on the summary page: 2 defects, 1 hazard and 3 marginal items and 2 of those you did not mention in your review."

We will never use a home inspector other than David Wigger with BASIS Inspections. He pre-inspected our home before we listed it for sale, and inspected our new home for purchase. David Wigger, is great! Was spot on time. Each step of the inspection was explained in a understandable way. I did not feel as if I was being over talked to, or under talked to. Each area  was explained as we were going on, he also pointed out what he was looking for, or in some cases what he is not looking for.

He offered his opinion on some matters, and imparted his knowledge on some of the finer points of the inspection. The report he submitted was great, explained what needed to be corrected.

All I can really say is if I need a re-inspection or if I have another home purchases I know I will do business with David again!!

Excellent. Mr. Wigger was very thorough and knowledgeable.  He took his time and did not rush the inspection.  He answered all my questions during the inspection. He timely (within a day) provided me with a very detailed, organized, and explanative inspection report complete with photos he had taken.  Extra touches like including photos of the HVAC informational date plates were included in the report for my easy reference. Again, very thorough and excellent job.

Dave arrived on time and and completed the inspection 1.5 hours later.  It was very thorough, very.  Dave answered all my questions and gave a recommendation on whether or not it was necessary to do a structural inspection, a major concern of mine.  In this case it wasn't.  This is the 2nd time I have used Dave for a home inspection, and both times the experience was great.  He is quite professional, respectful of the property and I can fully trust his opinion.  (I found that out the first time.)



You can't go wrong using Basis Inspections, LLC.  I wouldn't hesitate for one second to recommend him.

David is extremely detailed and very professional.  He thoroughly inspected virtually every aspect of our home and produced an extremely detailed written summary with colored pictures which we referenced to correct any/all major home electrical/mechanical/structural deficiencies.  David was extremely personable and very knowledgable.  He wasn't cheap but as a home buyer I was glad we paid the price for his professional service given the detailed/professional results.
