Yes, a seller is legally required to disclose any known fire damage when selling a house, including damages that were repaired. That includes damages to structural components and all major systems, as well as water damage, chemical damage, and smoke damage related to the fire. Sellers use a property disclosure statement, which is regulated by each state individually, to disclose fire damage.

Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. However, it’s not usually a good idea to waive an inspection, even on new construction. Inspections can identify problems that could cost thousands or even tens of thousands of dollars, so a formal inspection is always worthwhile. If you’re having a new home built, a pre-drywall inspection is often the most valuable, but a final inspection before you close is also a good idea.

While a hygrometer is the most accurate tool for measuring humidity levels in the home, you can gauge humidity levels using simpler methods. One way is by observing signs like condensation on windows or feeling excessively sticky or clammy indoors, indicating higher humidity. Another DIY approach involves the “hair method”—aka placing a few strands of human hair in a closed container with salt for several hours. If the hair becomes limp, it's likely due to high humidity. These methods offer rough estimations, but lack the precision of a hygrometer for accurate readings.

During a standard home inspection, they focus on the house’s structure, roof, foundation, electrical, plumbing, and other components. If they examine your pool, they’ll check the pump and heater.
