Our inspectors are accredited Council-certified Indoor Environmental Consultants (CIEC) through American Council for Accredited Certification, certified EIFS inspectors through Exterior Design Institute and Moisture Warranty; certified as AHERA Asbestos Building Inspectors. EPA approved certification and state registration is required for asbestos inspections and/or testing. However, certification and registration is NOT required for mould inspections or testing services. There is no licensing required for either asbestos or mould inspections or testing services. Yes, brown spots on a ceiling are usually caused by water leaks and can lead to mold growth, especially if you don’t correct the underlying problem. Ongoing water leaks and moisture issues will almost always result in mold growth, especially if you live in a warm climate. Mold is a health hazard, so get the root problem fixed quickly, clean it, and encapsulate the area to avoid mold formation.

A one-time leak can cause mold, but it depends on the severity of the leak, the humidity in your home, and other factors. If you catch the leak quickly and the damage is minor, you may not experience any mold. If the water soaks into absorbent materials like drywall and doesn’t dry quickly enough, though, mold will start to grow within 24 to 48 hours. If your home’s interior has a high humidity level, mold could set in within just 12 hours. It’s best to run a blower fan for 24 hours after a one-time leak to avoid mold growth.

In most cases, it's not worth the risk of buying a home with mold. You should carefully weigh the pros and cons before making a decision—and there are far more drawbacks than benefits. For one, buying a house with mold opens you up to health risks since mold can cause respiratory and allergic reactions. If the mold is widespread throughout the home, the cost to completely remove it, make necessary repairs, and prevent it from returning is often not worth the cost savings of buying a mold-infested home for a bargain.
