"Joe at Redhawk Home Inspections is absolutely the best! He devoted a great deal of time and effort to the inspection of the Fowler House. This historic home from 1852 required an extra level of care and attention. Joe went through every detail on the home inspection report, from top to bottom. He walked my wife and me through every aspect of the report. We especially appreciated Joe's attention to detail and his guidance throughout the inspection process. The Fowler House had several aspects that are not normally found in a residential home, for instance, a slate roof that is over 100 years old, and a commercial kitchen, and multiple heating and cooling systems, etc. Joe took the time to carefully inspect everything, and he provided the most detailed and comprehensive report that a family could hope for! Joe is also a perfect gentleman. He kindly introduced us to a few local businesses that helped with other aspects of the purchase. Our family strongly recommends Joe!"

"Want to go on record to say that service was excellent from initial contact and a thorough timely evaluation and appraisal with supporting documentation. I found the work to be very professional and was done in an expedient fashion. Company was very transparent in pricing and I found their actual pricepoint to be more than fair for the final rendered report. That said, I would gladly use this company again if I had the need."

"Josh Gilley quoted the job initially and stayed in constant contact with me until the service was complete. He explained the entire process, walked me through his plan, the process, the timeline and even walked me through financing options. He also stayed in contact to help ensure scheduling and logistics were handled (even through the holidays!) and was available for more questions while the service was being completed. It felt like concierge-level service, and every interaction with employees far exceeded all of my expectations. Iâ d never dealt with foundation issues before as a homeowner, and I had so many concerns about cost, logistics, and just fear of the unknown. Josh was an incredible resource and frankly a champion of the company and I knew weâ d made the right choice from start to finish. Our 80 year old home feels safe and restored now, and Iâ m so grateful to know our time and money was well spent."

"Everything from consult to install was fantastic, the whole team is very polite and respecting of your home. Since their system has been installed we haven't had a single drop of water in the basement where before we would get 2 to 3 inches of standing water!!!"

"I had the apron of my driveway and five sections of sidewalk replaced. They tore out the old concrete and cleaned all the debris and did a very nice job replacing all the concrete. They put back the sod that was removed and left the area looking very good. They communicated with me during the job to let me know what was being done. I would recommend them."

"Indiana Foundation was contacted by the buyer of our home following a home inspection which revealed moisture in the crawlspace. This puts them in a tricky spot between a home buyer and the home seller. They found normal moisture levels and sent us a proposal to mitigate the problem. We questioned the proposal because we were told our moisture levels were normal. Not to mention we just came off of one of the wettest months of May in history. We had questions and wanted to speak with the company representative who visited our home and created the proposal, but did not hear back from them. Upon my initial, negative review on Angie's List, I received a phone call from Jonas, the manager. We had a good discussion as to what happened and then turned our conversation into a plan to relook the crawlspace. Jonas came out personally to do this (within a day or two from our call) and spent time with me in the crawlspace taking moisture measurements throughout. It seems the original proposal was more than what the situation called for. Jonas has put together a more appropriate scope and proposal and we're looking to hire them. What stands out to me about this whole experience is a company that cares to listen, re-examine and make adjustments that are warranted. While the first company representative may not have been a good experience, the other people behind the company have been great to work with and communicate with. Thanks to Indiana Foundation for listening and caring."

Home Inspection FAQs, answered by experts

Federal law doesn’t require homeowners to disclose the presence of asbestos in their home, but some states and local municipalities may require it. That is why it’s important to test an older home for asbestos and other health hazards before moving forward with a sale.

Yes, a seller is legally required to disclose any known fire damage when selling a house, including damages that were repaired. That includes damages to structural components and all major systems, as well as water damage, chemical damage, and smoke damage related to the fire. Sellers use a property disclosure statement, which is regulated by each state individually, to disclose fire damage.

You’ll know you have smoke damage if you notice a lingering smoky odor, see soot or residue, or spot any discoloration of surfaces in your home. If you have any kind of house fire, always assume you have smoke damage and hire a professional who deals with smoke damage to assess the extent of the damage and restore your home to its pre-fire condition.

The difference between an energy auditor and a home inspector is primarily in the purpose of the inspection. The energy auditor conducts tests in your home to determine the energy efficiency levels in areas like windows, insulation, and doorways. The auditor then makes recommendations for ways to improve a home’s energy efficiency.

A home inspector examines various structures of your home to determine that everything is up to code and gauge the condition of features like the roof, foundation, HVAC, and electrical. The home inspector reports on the overall home and makes repair recommendations.

It depends on the reason for the sagging floors, but since sagging floors are usually a sign of foundation damage that you could have avoided, chances are your homeowners insurance policy will not cover the necessary repairs. Not only that, but your provider likely won’t cover the actual foundation damage that is causing the issue either, as it’s considered an avoidable type of damage, and negligence isn’t covered by most insurers.
