"Top notch land surveyor. James and Kolton are the dynamic duo. I ended up with some very nice drawings of my property, as it is today and well marked boarders that can be easily found. Highest quality work ethic and very nice people to deal with."

We have over fifteen years of commercial and residential building experience, including: operations and maintenance, construction management, and of course, inspection. You can rest assured we are the best choice to assess your purchase. Award winning.

"I’ve worked with both John and Mike on two separate home purchases and was impressed with how thorough, consultative, and friendly they both are. They provided detailed notes on every part of the property and even went above and beyond with additional details about exterior work for the HOA. They provided imperative insight for us to determine how to proceed with our home buying processes and would definitely use them again!"

Exacta specializes in the rapid and accurate production of residential boundary surveys for the land title, mortgage banking and real estate industries. Exacta is fully licensed and bonded. Exacta maintains all appropriate Illinois licenses and adheres to the highest professional standards of the industry.

"They arranged for a survey to be done in a short period of time. We received the plat very promptly after the survey was completed. The reason for requesting services was that we needed a survey for a building permit issued by Will County. As of this time, we are still waiting to receive confirmation from Will County that the plat is acceptable, but I see no reason why it should not be accepted."

Land Surveying questions, answered by experts

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Measure from zero on a measuring tape by placing the metal hook right up against the edge of what you need to measure. You can also latch the hook onto an open edge—of, say, a table—to accurately measure as well. If you begin at the 1-inch mark, you'll need to subtract an inch from your total.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

A land survey gives you information about the property boundaries, easements on the plot, dimensions, and, in some cases, topographical information. A land appraisal will often take these figures into account, but the purpose of a land appraisal is to determine the value of the land rather than the physical specifications.
