At BPG, we believe home inspections shouldn't end at the driveway. Our inspectors and engineers undergo thorough background checks and must meet ongoing training and performance standards -- they are a selective group of professionals. With so many inspection companies to choose from, how do you select one that fits your needs? We've earned a solid reputation for standing behind our work and providing distinct value advantages that help protect our clients.

"BPG Inspections Failed to Honor Their Guarantee or Take Accountability Summary: In my experience, BPG Inspections failed to uphold their guarantee, and I encountered poor follow-up and vague, shifting justifications for denying my claim. Details: I hired BPG Inspections in Pensacola, FL, to inspect a home I purchased in April. The inspection occurred in March, and I moved in during May. Within a few days of moving in – well within the 90-day warranty period – I discovered two issues that the inspection report had explicitly marked as functional: 1. The garbage disposal unit did not work (it made a soft noise but did not function). 2. The HVAC system failed to deliver air to the kitchen and adjacent bedroom, though the inspection report had indicated the air handling was operational and in good condition. I promptly emailed BPG about these problems, and while the inspector initially responded, I was then passed to their claims department. After repeated follow-ups, I finally received a call on June 23rd – nearly a month after reporting the issue – only to be told that neither issue was covered under their warranty. I raised the following concerns: 1. For the HVAC, the inspector had confirmed it was functional in an email, contradicting the claims department's later justification that it could not be tested. If no air reaches two rooms, it should have been evident during either heating or cooling tests – this was missed. 2. For the garbage disposal, I was told it was a "kitchen appliance" and therefore not covered, despite it being a fixture included in inspections. When I asked where the warranty excluded it, I received inconsistent explanations. At no point did the company offer to re-inspect or further investigate these issues. I expected more accountability from a professional inspection service – especially one offering a guarantee."

We started in 1976, to provide quality and assurance to always satisfy the customer. We guarantee all of our work, and our employees deliver this proud craftsmanship. We also offer 24 hour emergency service. With a live answering service to take your calls, we have owners and electricians that are on standby around the clock.

"I really wanted to have a good experience with Reinhold. We’ve used them in the past and they did good work, we thought… recently our garage’s power stopped working, which is fed by a panel on the pole that they installed in August of 2022. We NEVER had a single electrical issue until after that pole was installed which is starting to make sense. A few months ago we began having electrical issues in our house, so we called Reinhold because we thought they did a good job when installing the pole that fell in 2022. The technicians that were out to see what the cause of the electrical issues in the house were said that the lines under ground were corroded (which may have been true), so we accepted to let them fix it. They hand dug by the electric pole, buried conduit and ran new wire to the house and everything seemed to be fine until we recently started having issues with the electric in our garage. The location where they dug and buried the conduit for the wire going to the house is in a very close location to where the conduit goes for the wires going from the pole to the garage. I called for an estimate and was told $5,000 worse case scenario which may be understandable considering that would include cutting asphalt, trenching, new conduit, new wire and labor so I get that. Upon receiving this news I decided to just take care of it myself. I went to the building department for our county to take the test to do residential electric work, paid for the permit to be pulled, had everything cleared with Missouri 811 incase I needed to dig and bought $700 worth of new wire. I pulled the old wire, saw that there was a break in the wire due to corrosion from water getting in the conduit underground so I started digging right where the conduit meets the pole that Reinhold installed just to see if there was a break in the conduit. Sure enough, there’s a small section of conduit that was crudely placed over where the old conduit underground is and the new conduit where they installed the pole. They had it lightly wrapped in what looks like some kind of landscape fabric (thought it was electrical tape at first). So there was no protection in the conduit against water getting in which was what caused the wire to corrode to the point of no longer working. Mind you, Reinhold is THE ONLY company we’ve had at our house for electrical work since owning the house. When I saw this piece of conduit being very improperly “connected”, I took pictures, and videos and sent them to the estimator who came out to give me a quote for fixing the electrical issue in the garage. He said he would give me a call back after speaking with the technicians that were there more recently to fix the electrical issue with the house as well as the ones who installed the pole in August of 2022. After speaking with them he said that none of them claimed to do that and that their technicians would never do something like that and all these denials of my claim. He then told me that he could come out and fix it for $500-$600 FOR A 3” LONG SECTION OF CONDUIT THAT NEEDED TO BE REPAIRED FROM THEIR PREVIOUS WORK. I am not the type to ask for free stuff from ANYONE, I’m incredibly happy to pay for good service by good people and I thought that’s what we were doing with Reinhold until yesterday. They completely denied the fact that their technicians made a mistake, and didn’t offer to fix the issue or anything. I was told that all of the technicians that have been on our property did not do it and that it would be $500-$600 to fix something they installed incorrectly. I understand if a technician didn’t remember every little detail from a job they did in 2022, but there is no integrity or accountability on their part with this issue. It was either done in 2022 when the new pole was installed or a few months ago when the new wire was put in with new conduit by REINHOLD."

Woodard Cleaning & Restoration provides residential and commercial customers in the St. Louis, MO metro area with carpet and hard surface cleaning, rug cleaning & repair, and emergency restoration and construction services following water, fire, and storm damage.

"I only trust Woodard for carpet cleaning, tile floor steam cleaning, and water restoration work. I tried another carpet cleaner once many years ago. I had to have multiple calls back to get my carpets cleaned. Woodard does it once and does it right. Woodard also did a thorough job on a sewer backup in my basement. I also like the drop off rug cleaning service and lawn chair cleaning/storage service."

In many cases, window tinting will boost your home value. If you’re selling your home, especially in a warmer climate, buyers are very likely to see immense value in window tinting, which improves the home’s energy efficiency and helps make the living space more comfortable. Buyers may also recognize the privacy and security improvements offered by window tinting, which could lead to them paying more for your home.

Home and property appraisals cost about $355 on average, ranging from $250 to $500, depending on the size of the home and property, age of the property, comparability to nearby homes, and location. While single-family homes typically cost between $300 and $400 to appraise, multi-family home appraisal can cost $500 to $1,000 due to the increased size and building complexity.

Yes, landscaping can boost your home value by up to 30%. A well-manicured lawn, upgraded walkways with lush plants, and thoughtful lighting all add instant charm and curb appeal. Just revamping your front walkway alone offers a 100% return on investment (ROI) while a pristine lawn can deliver an impressive 217% ROI. Fixing up your home with a few thoughtful design options is a smart, “groundbreaking” way to make your property stand out and reap the rewards when it’s time to sell.

If you’re in the market, you might think twice before buying a home with a cesspool on the property. You’ll need to factor in the costs of either maintaining the cesspool (such as with aeration, pumping, and cleaning) or dismantling the system and replacing it with a septic tank or sewage line connection. It might still be a good idea to buy that home, but you’ll need to decide for yourself if the costs and hassle are worth it.

Finishing a basement can add value to your house by transforming an unused area into valuable living space. Finished basements can provide an average 70% return on investment (ROI), depending on your area and the type of basement. As long as you follow all local building codes, including installing points of egress, you may be able to count a finished basement toward your home’s total square footage.
