"After a year of working with us, Marc designed the perfect home for our family. He spent significant time on site to get to know the space and spoke to us frequently to ensure his design met our hopes and dreams. His final design is visually stunning and maximizes space use in a way that reflects both the history of the home and modern preferences. His expertise in Chicago building code and city offices was instrumental in our project being approved quickly. He reviewed bids with us to ensure we selected a GC who could do the job and had competitive pricing. He regularly met and emailed with the GC and suppliers to address issues as they arose during the job so that all were resolved to our satisfaction. Throughout it all, he was just a nice guy to work with during a process that can be very stressful."

"My husband and I are very happy with our bathroom and hallway, both projects recently completed by Tom's teams (Modern Home Remodelers). The crew was timely, clean, and all the work was done within our original budget. Additionally, MHR accommodated our busy schedules and was able to reschedule last minute.
Though we had an idea of what we wanted in mind, Tom helped up to realize our vision. The bathroom was renovated into a monochromatic, modern design, with a tiled-in tub, double-vanity and brushed nickel fixtures.
The crew ensured the space was kept clean. During the remodeling phase the crew rid the bathroom of dust, and at project end, ensured the space was free of debris and other left-overs. I highly recommend Modern Home Remodelers. Ask for Tom."

Structural Engineering questions, answered by experts

The standard thickness for an LVL beam is between 1.75 inches and 7 inches. However, you can order LVL beams in non-standard sizes as well. When you work with a contractor, they can source beams that are the appropriate size for your project for you after assessing your blueprints.

While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.

Costs depend on material choices, labor, and the extent of structural modifications.

Many horizontal cracks in home foundations result from water and soil pressure from outside of the building or from a footing that is shifting. Under those circumstances, horizontal cracks are a structural problem that requires repair before they become worse and more difficult to fix. However, in very specific cases, thin horizontal cracks may simply be a cosmetic blemish due to concrete shrinkage.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
