"I own a house which is around 90 years old. Its basement had compromised walls, one of which was seriously bowed. In addition, after heavy rain, the basement floor would be wet. I got estimates from three companies to correct these problems. Pivotal was a clear standout. The owner Jeff, his family members Andy and James, along with the rest of the crew make up a terrific team. Jeff and Andy visited my basement twice for long and detailed planning sessions. The actual work took 7 days for completion with James as foreman. All the problems of my basement were fully addressed. My bowed wall is now vertical, with strong supports along all walls every few feet. A complete waterproofing system was installed which feeds to my sump pump. •        Frank's team at Advanced Foundation Repair and Replacement identified that my cracked basement wall and fireplace foundation had settled 1 1/2" along one side of my home, and needed 12 piers installed to lift and stabilize the foundation to prevent further cracking.    Frank provided a competitive estimate for pier jacking, based on other pier jacking I had had done on a front porch and laundry room slab, but he used a far more sophisticated technology than the other company I had used in the past.
•        They first removed a 560 sq foot cedar deck, then excavated with a Bobcat down to the base of the foundation wall.   The gentleman running the excavator operated with surgical precision, leaving a clean wall and trench for the next phase.   They preserved the shrubs I wanted saved, and the only ancillary damage was a pinched gas line for my bbq, which Frank had repaired immediately after the job was completed.   My wife was impressed that they salvaged the deck boards and reused them for roof joists on another project, and salvaged the old bricks from an underlying brick patio and provided them to another who needed a patio but could not afford bricks. 
•       The pier jacking involved driving 12 heavy steel pipes down to the solid subground (not down to bedrock) using a hydraulic press, then using those same presses and hydraulic rams to lift the foundation of the home 1 1/2 inches when all of the pipes were in place.  They then bolted and welded the pipes to the lifting flanges, making the lift permanent, and cut off the excess pipe.  The team brought in a Bobcat front loader to backfill the excavation after putting a waterproof sealant on the outside of the exposed basement wall, again operating it with surgical precision.  
•       Through the entire process, Frank and his team communicated what they were doing, and met the schedule that they had proposed.   The site was left very clean, with all of the debris removed and the area of the lawn that was covered with excavated debris was scraped clean and ready for reseeding. 
•       Frank was very responsive to my questions throughout the process, and left me with no surprises.   I wholeheartedly recommend Advanced Foundation Repair and Replacement for any foundation work needed.

"David gave me what I thought was a fair price for the work to be done. He asked for 1/2 up front. As a previous small business owner I did not feel this was unreasonable so I paid him 500.00. He estimated the work would take 3 to four days and I thought the same. After several no shows the "mason" showed up. The first clue was he came in a car. According to my wife he was here 2 hours and left, came back for another 2 hours the next day and left again. He said nothing to my wife about leaving or when he would be back. David called a day later to ask about coming out to look over the job and get the rest of the other 500.00. I said he isn't finished and he's only been here 4 hours. So then I looked up the prevailing wage in IL for a mason and found out it is 28.50 an hour. The next day the guy comes back for another 3 hours. David came to look at the work and I walked him around and showed him all of the places that had not been done. So the guy comes back again for about an hour. All told it was 8 hours work, nothing to write home about but it was agreed up front that I wasn't looking for an exposed brick look. I need it tuck pointed well enough so that I could drylock and paint the exposed brick. I will say this was done in the end. The worker left a mess that I and my wife had to clean up, I pointed this out to David as well. I told him I felt he was overly paid for the amount of work preformed and that was the end of it. It's really to bad. It's difficult to get contractors to do small jobs and I had plenty for him to do. I'm not unhappy, just would not hire again"
