Since radon typically comes out of the soil, it is most commonly found in the lower levels of a home. In houses with basements, that's a common location for radon. Homes built directly on the ground may have radon on the ground floors. Radon can be found on the upper floors of the home, but often in lower concentrations than in lower levels.

Homeowners insurance may cover shower pan leaks, but it depends on the type of coverage you’re looking for. A repair or replacement of your shower pan usually won’t be covered by your policy. If your shower pan leak causes water damage, chances are your standard policy—if it includes water damage—will cover the repair.

As long as the home inspection reveals no problems with the property’s structure, it shouldn’t be an issue buying an underpinned home. In fact, a properly underpinned property can be more stable than houses that have never had structural issues. However, you could face a higher insurance premium if the property has a history of structural problems. You should always request a structural engineer’s report before making a final decision.

A visual inspection may or may not reveal ceiling joists. Examine the ceiling surface for clues like nails, screws, or small dimples used to attach drywall or plaster to the joists. Look for subtle indentations or ridges indicating a joist beneath the surface. Observe any patterns or symmetrical features in the ceiling that could indicate the presence of underlying structural elements.

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.
