In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.

A home inspection evaluates the property visually to determine whether there are any structural problems that the current homeowner must repair before selling. A home appraisal is a thorough evaluation of the property and its surrounding area to determine its current market value, which informs homeowners of the value of their home to help set the asking price. The appraisal will guide the mortgage company’s lending decision.

Checking for mold yourself is crucial, as catching mold in the early stages is ideal. Mold can appear green, brown, black, blue, or yellow. It can smell musty and can feel like velvet, leather, or cotton.

Most often, mold grows near water damage. It’s best to inspect these places for signs of mold growth:

Basement: Look in corners, windows, carpet, closets, and around appliances.
Bathrooms: Check around sinks, ceilings, and around toilets.
Kitchen: Inspect around the sink, behind the refrigerator, and behind trash can.
Attic: Look near the insulation and near intake and exhaust vents.

The only way to determine if you have a radon problem in your home is to have professional testing done. You can buy DIY radon test kits, but these are sometimes inaccurate in certain temperatures and humidity levels, and they don’t paint the entire picture in terms of your radon exposure. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

Tightness in the chest
Difficulty swallowing
Hoarseness
