"Sean and his foreman Chris did a great job of repairing all of the dry rot on my home (approximately 200 linear feet), priming the new lumber, caulking and sparkling all of the work, pressure washing the house, and repainting the house and gates. Sean also replaced my bathroom light fixture, repaired one of our outdoor faucets, removed all of our raingutters, and filled the gutter downspout holes in the sidewalk with concrete. Sean was able to contact a roofer to take up and replace the shingles that needed to be removed to do the repair work as well as a company to replace the gutters. The whole project took about 3 weeks. Thank you Sean and Chris--the house looks great!"

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.

Sunrooms can count as a living space—and therefore count toward your home's square footage—if they are properly insulated and equipped with electrical and HVAC access, as in the case of a four-season room. However, in many cases, three-season sunrooms that function more as enclosed porches will not get included in the square footage count and fall into the exterior living space category.

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.
