I had a 26 year old garden that needed extensive renovation. My yard had originally been designed by a landscape architect 26 years ago. Fifteen years ago, I had employed another architect to make substantial improvements. But the years had taken their toll and I needed substantial work including: 1. The supply line for my pond and waterfall needed to be replaced. 2. I needed two retaining walls replaced. 3. I needed a stairway and walkway to be constructed. 4. I needed fencing installed. 5. I needed the lighting systems to be upgraded. 6. I needed substantial planting in beds and elsewhere where the plants had become "tired." Outdoor makeover advertised that they had expertise in all of these areas and I was willing to pay a general contractor to supervise and manage the entire project. Navid got off to a bad start by arriving late to our initial planning session?so late that it was after dark so we could not even see sections of the yard where we wanted work done. But it got worse after he arrived. Navid did not want to listen to our needs and did not want to understand the architectural plan that we were hiring him to renovate. Navid wanted to sell cookie cutter projects, like pergolas and fire pits, and the like, even though none fit our needs. I can?t offer a logical explanation why we proceeded after the frustration of the initial planning sessions, but we did. It took literally months and innumerable call backs to get the pond work completed and the waterfall functioning. All of the leaks that Outdoor Makeover had left (and then left again, and left again?) were eventually cured. But even today the new white piping runs above ground, and is an eyesore. But I am stuck and plan to hire someone else to perform plantings to disguise it. One retaining wall that they installed did come out beautiful. But the other retaining wall that was installed is poured concrete. Navid had promised to do his best to match the existing stucco which is gray, but instead of trying to match it, he just used some white stucco that was evidently left over from another job. The stairway and fencing were installed to my satisfaction. The lighting systems were generally installed to my satisfaction, but oddly, near the end of the project, Navid insisted that I needed a new transformer to power it, which was a change order. The real disaster were the plantings. Navid literally destroyed the architectural plan of my front yard. We had a large planting of abelia grandiflora that had matured for 26 years and provided a privacy screen between the house and the street. Navid wanted to remove that privacy screen (to this day his reasoning remains a mystery). I literally had to argue with him about that to preserve that planting (remember how I began by noting his difficulty with listening). I finally conceded that he could prune them back to eliminate the legginess. One day during the process I went out to discover that he had pruned them back to nubs that are now going to require years of new growth to reestablish the privacy screen that I had enjoyed for many years. However, attempting to be fair, Navid did installed a little walkway with a bench that is a particular favorite of my wife. Unfortunately, it is surrounded by one of the bare areas of the yard The plantings that Navid did install were all tiny one gallon specimens. I have never installed one gallon specimens before. In my past yard upgrades, I have always installed three to five gallon specimens. Navid promised that if any plants died he would replace them. Well we are now months post project and we have completely bare areas in the yard. We have planters that are entirely empty. We notified Navid of the planting issues and he suggested that we take pictures of the dead plants and he would replace them in the fall. I understand waiting until the fall for plantings, but I do not understand a contractor that insists that we do his job of documenting the shortcomings of his work for his convenience. One frustration that I experienced throughout the project was that Navid wanted to delegate the job of quality control to me. The most blatant example was with the pond. Navid hired a subcontractor to do that work. If I had initially known that he lacked the expertise to do the pond work we would not have hired him, because we saw the pond renovation as the most important part of the project. Navid never bothered to inspect the work done by his subcontractor. As far as Navid was concerned, that was my job. I tried to explain to Navid on several occasions, that I had employed him as the general contractor and that it was not a job that I was interested in. But to no avail. I have decided that dealing with Navid is simply not worth the aggravation, and this fall will hire another contractor to finish the work that we had hired Navid to do last fall. Before construction could continue, I needed to get an electrician out because there was a real issue. Mark insisted there wasn't. After I insisted and called him out on his lack of communication, he said he was sending over his electrician the next morning. I cancelled plans and stayed home to wait on electrician. I never heard from Mark and he did not respond to texts. I called and he said there was nothing wrong and a new switch was installed. I called an electrician. There was an issue and the new switch was not installed. We also agreed that I would pay for flooring materials on main floor(lvp and underlayment) and Mark would demo and level kitchen and provide transition and baseboard. The floor is sloped in an area and there is a random square board and cuts in wood in more than one area. Mark used my old cheap laminate as a transition board on the stairs. This is not a joke or exaggeration. In addition, Mark did not use the underlayment that I purchased at his recommendation. Mark’s company cut and painted flooring on my gray stained covered porch without putting anything down. I have this on blink video occurring all day. There was paint and dust all over the porch. Mark does not apologize ever. The area had sharp small nails on stairs that were not even worked on. Mark said my request to correct this is ridiculous and said he would not repair slope. I’ve given him every opportunity to repair. I asked for an additional contract so we could let the contract guide us instead. Mark refused to add repairing of slope area and ignores me about underlayment. I asked him not to continue work or send his guys back for other work(He is doing insurance work on bottom floor.) Mark sent his guys twice after this and they just came into the house. I sent them home on Labor Day and texted Mark that I explicitly asked him not to be on the property until we had a signed agreement. His response was they could just work in garage. Update: 9/9/24! Mark is now demanding I take the reviews down or he won’t repair floors. The nightmare continues. He said he is putting a lien on my house. He says I am preventing him from doing the work but that is a complete lie. Read all details above to understand."
