"Blake did a fantastic job installing a brand new tankless hot water heater at our house. He went above and beyond during the installation - adjusting things as needed for our older home. He gave us a variety of options for our new heater and offered very fair pricing on the unit we ended up selecting. The cleanup and old tank removal was very helpful, and we are thrilled to utilize our new found space. Would highly recommend Spence Plumbing."

"The service technician called when he was running late. He did not install all of the plumbing fixtures the way I wanted them initially. I had to call several times to have him come back to fix a minor issue. Work was completed well."

"Excellent service from salesman, supervisors, and office personal. Best warranty on both product and workman ship versus the 5 competing companies for our roofing project. Our neighbors on both side have commented about how nice the roofing job looks. All installers were professional and hard working. All work was done on scheduled time frame and completed by end of March 2022. We had the heavier underlayment and roof ridge vents installed and it was worth every penny."

"Full tub resurface took about 3-4 hours. End result looks fantastic and they have a 3 year warranty on the work. So much better than installing a new one!"

Sump Pump Installation questions, answered by experts

A sump pump's lifespan is typically 7 to 10 years, though the general range can be anywhere from 5 to 15 years. The specific type of pump is a major factor: pedestal sump pumps last an average of 20 to 25 years, whereas submersible sump pumps last between 5 and 15 years. While pedestal pumps are less expensive to service, they are also louder and more prone to clogging.

Several other factors influence longevity, including the pump's quality, usage frequency, and maintenance schedule. A high-quality pump that is well-maintained in a dry climate may last for two decades, while a lower-quality, poorly maintained pump in an area with a high water table or frequent flooding may fail in six years or less.

Regular maintenance, including annual inspections and tuneups from a professional, can significantly extend the pump's life. It is time to consider a replacement if your sump pump runs constantly, cycles frequently, shows visible rust or corrosion, or trips a circuit breaker. As a preventative measure, many homeowners replace their pumps every eight years. It's also worth noting that a manufacturer's warranty can indicate expected lifespan, and some home insurance policies may not cover water damage from a pump that is past its recommended replacement date.

Yes, a well-maintained sump pump can increase a home's value and make it more desirable to potential buyers; it does not lower property value. By protecting the basement from flooding and water damage, a sump pump provides peace of mind and can make the space usable for storage or as an extra room. For buyers interested in homes with basements, a working sump pump is a significant feature that adds value by ensuring the space is secure and less likely to flood.

If you’re wondering if your home even needs a sump pump, consider whether you’ve struggled with flooding issues in the past. If your house is in a flood-prone area, your yard has poor drainage, or you’ve dealt with any other water problems, then it’s likely well worth it to replace your old sump pump with a new one.

Test regularly, clean the pump, and inspect the discharge line to ensure efficient operation.

Start by calling a plumber if you want to install a sump pump battery backup. Talk to them about your situation and needs. Sometimes, electricians or waterproofing contractors will install a battery backup, and in that case, the plumber you call should be able to point you in the right direction.
