"I had a leaking hot water tank. The plumber I was assigned through my Home Warranty company told me that they could not relocate the hot water tank in any place other than in my master suite closet. This was needed because the current hot water tank was located in the attic. The hot water tank was installed and the home was built around it. The attic access opening was 20.5 inches and the hot water tank is 23 inches wide so the tank couldn't be removed. Because of the HVAC duct work, we couldn't put another tank in the same spot. Brilliant builder design! I would have to pay extra for the relocation, which is to be expected, but I would have to find an electrician to run the wires for this relocation. I understand that their hands were tied because of the home warranty contract but finding an electrician and getting their schedules to match up would take some time that I didn't want to waste. The tank was leaking from the bottom. I didn't want 50 gallons of hot water pouring through the ceiling should it fail. So I looked at other alternatives. I decided to call other plumbers for a 2nd opinion. I called Guy Boyd Plumbing on Wednesday late afternoon. On Thursday morning, Guy called me and asked what help I needed and to gather some initial information. Later that afternoon, Guy came over to my house to see the current set up and provided some options. After discussing options and costs associated with each option, we settled on relocating the hot water tank into a closet on the main floor. This was the most expensive option, but made the most sense. He provided his professional insight on the pros and cons of each option and answered every single question I had. He was very pleasant to deal with, very polite, and professional. The quote was exactly what we were charged. He stated he didn't think he could get to us the next day due to the corona virus situation and that it was 3pm in the afternoon on Thursday. Friday morning, we received a call asking if we could be available to have the hot water tank installed. The crew was polite and professional as well and had the hot water tank relocated and installed in less than 2 hours. I would highly recommend Guy Boyd Plumbing for any plumbing job based on my experience with the services provided. Excellent job, quick replies, and 1 very satisfied customer."

"We shopped around and settled on MVFS because we thought they offered best product. MVFS encapsulated our crawl space plus put in 2 sump pumps/drains. We had it done right before "Debby" and there were some issues due to the amount of rain we got. We called MVFS and they immediately came out and rectified the situation. We worked with Mark (sales), Joe, Dez, Zach and Darryl (encapsulation guys) and all were professional, kind, they explained things well and worked till we were satisfied, even work late nights on occasion. We would definitely recommend them."

"I hired Neli over a week period for 3 different appliances, my dryer, washing machine, dishwasher, and even kitchen sink! I had a fantastic experience: 1. I fixed my dryer with Thomas' excellent remote guidance, changing the timer and the switch! Fabulous guidance Thomas, with lots of money saved! I learned a lot in the process. 2. I determined that there was no dishwasher leak and in the process learned how to check for leaks and trouble shoot for some common repair issues. It cost $40.00 but as I had some water on the floor, I was ready to get a new dishwasher. Now, I am confident that it wasn't a leak and caused by putting in the dishes in a funny manner and not a repair issue. I am using the dishwasher now again with no problem. 3. I determined with Thomas' help that the washing machine had a major problem and could have spun out of control into my wall....no question, it was time to get a new washing machine! This was a well spent $40.00--I even got Thomas advice on purchasing a new washing machine and what to look for. 4. I checked the drainage on my kitchen sink and learned how to empty out the "trap" and that most likely, I am okay, but what to swap out if I have continuing issues with slow drainage. In the end, I saved lots of money, gaining and learning valuable experience! Absolutely fabulous service!"

Plumbing questions, answered by experts

National emergency plumbers usually have greater availability to address emergencies because they have more professionals at their disposal, but local plumbers may be located closer to your home and can arrive faster. We recommend contacting one or two local plumbers first to see how quickly they can arrive. Move ahead with the service if it’s within a reasonable time frame. If not, contact a national company to see if they can get out more quickly. National companies sometimes outsource work to third parties, which can often mean faster response times.

A liquid drain cleaner can sometimes make a clog worse over time if you use it improperly or too much. The chemicals in drain cleaners can corrode and damage pipes, causing cracks and leaks that may cause further blockages. If the clog is more than the liquid drain cleaner can handle, the cleaner will simply add chemicals to a bigger overall problem.

If you’ve accessed the bolts and nuts that hold your toilet seat in place and can’t unscrew them, it’s possible that they were overtightened or that the material corroded over time, making it impossible to unscrew. If that’s the case, you can either call in a plumber for help, or you can DIY a solution if you’re careful. Lay down masking tape around the mounting bracket and then use the tape as a surface to lay a hack saw blade. Move slowly to cut through the bracket and bolt, being careful not to damage the porcelain in the process.

A sewage smell in your crawl space is usually from a damaged or clogged pipe leaking sewer gasses or actual sewage underneath your home, but there are some other common causes. Moisture, from poor or damaged encapsulation or a malfunctioning sump pump, can harbor mold and bacteria, causing a musty smell. Pests can also get stuck in your crawl space and die, which causes a sewage-like odor.

While some building codes allow galvanized pipe for natural gas, it shouldn’t be used for propane. Propane can cause the pipe to wear down, leading to dangerous leaks. Instead of galvanized piping for propane, you should consider coated copper, black iron, or corrugated stainless steel tubing (CSST). For underground propane line installation, you can use polyethylene (PE).
