"Bob McCall went above and beyond during the Christmas Holidays to prepare two (2) appraisals and reports that were on a very short deadline. Mr. McCall is an asset to his profession and to our community. I appreciate Bob's courtesies and willingness to help us at a time when others were getting ready for and celebrating Christmas. Thank you, again, Bob. Clara T."

"John came out to the house & did a thorough inspection measuring the home for correct living SF. They were at the appointment as scheduled, very professional, & answered all my questions/concerns. The appraisal was completed in the specified time. The appraisal came back and was very informative & really helped my confidence in the value of the home, which sold in 10 days within 3 thousand dollars of the ultimate sales price & the appraisal. The appraisal came in higher than I thought & initially had concerns. In the end they were right & kept me from leaving money on the table. I listed the home for sale by owner which I do not think would have went so smoothly without the knowledge of my home obtained through the appraisal I received & I am confident that my home was sold and bought at a fair price. Thanks, M&M"

Property Appraiser questions, answered by experts

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.

The entire appraisal process takes from seven to 10 days. This timeline accounts for the many steps of the appraisal process, including the post-inspection report completed by the appraiser.

Home appraisal services include the following tasks:

  • Inspect home interior and exterior

  • Evaluate materials, features, fixtures, and renovations

  • Review comparable properties

  • Write an appraisal report

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.

The condition and appearance of your yard can affect your home appraisal value. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.
