"I’m very happy with my experience with the team at Alpha Foundations. Luke and his team LJ, Hunter, and Jordan were great. They worked very hard and finished leveling my foundation in one day. The whole group were friendly and helpful. Luke answered any questions I had and was very professional. I would recommend using them to my family and friends."

"Bastin far exceeded my expectations. I’ve known Bastin for several years now, and have always known him to be a solid guy. Now I can confidently say that about his quality of work, his work ethic, and professionalism. He came in and got straight to work. His level of attention to detail is second to none. I was blown away with how my drywall work came out. He also fixed some vinyl flooring for me as well. I wasn’t expecting much given the condition it was in. When I saw how nice and smooth it came out I was in shock. The only way to get it to look as good as it does, is time, attention to detail, and experience. Bastin has all three. Save your time & money and avoid big companies who aren’t going to provide the same level of quality and who are going to hit you over the head with pricing. Definitely going to use his services for more projects and going to recommend him to all of my friends and family."

Concrete Leveling questions, answered by experts

Mudjacking is your best bet for leveling concrete on a tighter budget. It’s less expensive than foam or grout mixture. For smaller, surface-level issues, you could also use a self-leveling compound, which creates an even surface over existing concrete—it’s a budget-friendly option suitable for DIY enthusiasts.

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Costs range from $500 to $1,500, depending on the size and condition of the area.

Pros often use mudjacking or polyurethane foam injection to level a sunken concrete patio. Both methods lift the slab by filling voids beneath it. After properly compacting the soil beneath it to prevent future settling, the concrete may need to be removed and re-poured for severe sinking.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The total drying time can vary depending on the size of the project. Because the slurry mixture contains cement, it needs to harden fully to prevent the concrete slab from shifting under added weight. You should avoid walking on the concrete or placing heavy items like furniture or vehicles on the surface until it has fully set. Your concrete contractor can provide a precise timeline. As a point of comparison, if you opt for polyjacking, the polyurethane foam can dry in minutes, but it's recommended to wait about an hour before use.
