They will tell your buyers a house is falling apart over minor wear and tear and then leave critical items from the report. Imagine loosing a sale because the inspector cant find a switch to activate a receptacle."

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. Whatever your situation, make sure your home inspector is certified to handle it.

You can test your ductwork by hiring a technician to attach a vacuum to the ductwork near the HVAC unit and put the vent system under pressure. Your pro can use a duct leak tester to measure the amount of pressure that's escaping. 

You can also do a DIY test using an incense stick or smoke pencil. With the HVAC system running, pass the stick or pencil across the ductwork. Pay attention to the movement of the smoke. When you notice it changing, it could be a sign there’s a leak or bad connection in the duct.

A visual inspection may or may not reveal ceiling joists. Examine the ceiling surface for clues like nails, screws, or small dimples used to attach drywall or plaster to the joists. Look for subtle indentations or ridges indicating a joist beneath the surface. Observe any patterns or symmetrical features in the ceiling that could indicate the presence of underlying structural elements.

If the anode rod is no longer protecting your tank, you’ll spot telltale signs when you turn on a faucet. A bad anode rod can cause discoloration in your water, a rotten egg smell, intermittent hot water, and air in the water lines. Since these are symptoms of sediment damage to your water heater, don’t wait for them to occur before checking on the anode rod. 

Consulting the architect of your house is not the best way to determine when it was built. Many homes are built by developers or builders, so there may not be a specific architect to track down—especially if you have a very old house. Instead, it’s best to rely on local government records.
