Thank you for your interest in our company. We provide a wide array of inspection services for the Real Estate, Insurance and Construction industries. We would like to help you streamline and simplify the home inspection process. Cost is determined by the job and includes a 4 pt and wind mitigation report @ no additional charge.

"Bob Bross HI 2163. Complete Hack. Do not let this person inspect your home. As a buyer or seller this inspector and apparently this company is extremely bad news. They will tell your buyers a house is falling apart over minor wear and tear and then leave critical items from the report. Imagine loosing a sale because the inspector cant find a switch to activate a receptacle."

Home Inspection questions, answered by experts

Depending on your state, a home inspector may need a license. All states and the District of Columbia require home inspectors to undergo training. However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. Whatever your situation, make sure your home inspector is certified to handle it.

The short answer is yes. Room additions almost always increase a home's value. But just how much they increase it varies by the materials you choose, the type of room you build, and other factors. For instance, adding a sunroom will yield you a 49% return on your investment, while adding a primary suite results in a 63% return on your investment.

There are a few things that can set off your carbon monoxide detector that aren’t an emergency. Low batteries or a malfunctioning system are usually the biggest culprits, but dust and dirt can build up on the sensor and cause issues, too. If you have a single unit that serves as both a carbon monoxide and smoke detector, extreme humidity (like the kind coming from a shower) can accidentally set it off.

A post-drywall inspection could uncover many problems that weren’t present during the pre-drywall inspection, including insufficient insulation, missing weather stripping, improperly installed plumbing and lighting fixtures, flooring damage, drywall damage, plumbing leaks, aesthetic issues, and more. Structural problems, which are often expensive to fix and are common reasons to walk away after a home inspection, are easier to see before the drywall goes up, but a post-drywall inspection may highlight minor issues with house settling and foundation problems.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
