Bob Bross HI 2163. Complete Hack. Do not let this person inspect your home. As a buyer or seller this inspector and apparently this company is extremely bad news. They will tell your buyers a house is falling apart over minor wear and tear and then leave critical items from the report. Imagine loosing a sale because the inspector cant find a switch to activate a receptacle.

I can empathize with you as a seller but am disappointed in the way you chose to bash him and my company. Not sure how you can make the comments you've made without seeing the client's deliverables. We have a long history of satisfied clientele as a company that is honest and takes ownership in what we do. Great. The Office Staff was very patient in answering all my questions. She explained what my options were, the cost and what each item in the inspection included. I had a question, of course, after I received the report. I was called back not only by the office but, right away by the person that did the inpection. I was pleasantly surprised at the quality of Customer Service received from my first call to the last. I thought companies had forgotten how important this still is! Would refer to friends & family anytime ! Thank you Angie's list!

Matt and Mike were extremely professional from start to finish. We are confident that our home inspection was thorough and done well. All issues discovered by Mike were discussed with us in detail. This is a company that stands by their word and Matt is a person you can trust. Pricing was reasonable and well worth it. Jim came out on-time and performed a very thorough home inspection which resulted in a good amount of repairs being perfomed by the sellers. He was very friendly to both myself and my realtor. I unfortunately had to take a long conference call during the inspection, and Jim patiently waited and looked around a bit more while my conference call ended. Afterwards, he gave me a detailed walk around of the property, which helped me when negotiating with the sellers. I would highly recommend.

Awsome job ! This company did what I expected, from start over the phone got a great service from Linda until the completion. I'm very happy with the thorough inspection that Jim provided, no rush and knew what he was doing, great detailed paperwork received just a few hours after he finished with great pictures. Easy to schedule and a great price for the service. Will definitely use it again in the future if needed.

OUTSTANDING! I called late afternoon yesterday, and they scheduled the owner to meet me the next morning. Matt just finished an inspection of the house I'm thinking of buying. He came recommended by my realtor, and I double-checked before hiring him. I found plenty of other good reviews on Thumbtack and here Angie's List. All I can say is ABSOLUTE PROFESSIONAL and I'm very happy I chose him! His report arrived only hours after he finished looking, and it was extremely thorough. He personally walked me through the entire 3-hour inspection and explained everything he found, and offered unsolicited advice on how I could get the most out of my potential future home. Again, I can't say enough positive about him and his team! Thanks also to Linda and Mike! You were all great and made this a very positive experience for a first time home buyer!

They were very thorough and they explained everything that they were doing. They explained all the little things around the house when they were inspecting. They were very good with coming back for a re-inspection and answering the phone calls after the inspection was over. It was very professional.

I had just purchased a new home in FL and had a highly recommended local home inspection company provide an inspection. After contacting my insurance company, I found out that I also needed a Wind Mitigation Inspection. Multiple calls to my original inspection company did not get returned, but I eventually found Matt at Green Leaf. He not only showed up the same day as promised, but gave me many tips on how to get my FL home prepared for discounted insurance. I followed through with his recommendations, had current code hurricane straps installed, sent him the photos, and he immediately reissued a Wind Mitigation Report for my insurance company. I have gone through h*** renovating this older home, but Matt from Green Leaf Home Inspections always responded and reacted promptly. I will use them for ALL of my home property inspections in the future.

Several cracks in the exterior stucco were noted, with Green Leaf's reccomendation to just use Conseal to patch and he said it would last a couple of years. 2 months later the cracks have ballooned to the point Stucco is beginning to fall off the wall and I just got several quotes > $1500 to repair the stucco and recommendations to repaint the entire house for another couple thousand. Of course insurance does not pay for this because it was pre-existing
Also found that the dryer vent on the first floor went directly up through the wall and venting into the mother in law suite upstairs! Not only is that completely against code, it also causes all of the lint to get trapped at the 90deg bend before going straight up which is a serious fire hazard.
There was an in wall A/C unit in the mother in law suite that we later found had black mold all over the vents.
One of the sinks had a large link in the plumbing trap underneath although all sinks were listed as "no leaks" in the report.
I put his "Price" grade as a D. The inspection was reasonably priced, but the additional $3000 I've already spent repairing issues that should have been fixed by the original owner I'll add to his bill.

Matt Parlefsky was the inspector who came out. He was very good and I would definitely recommend him. He showed up early and was very thorough and professional. He was very knowledgeable as he worked in the building trades. Later that day he emailed me the reports he had written up for each inspection. Except for the mold analysis which gets sent to a laboratory and takes a couple of days. The reports are very informative with lots of color pictures.I have to mention though that I almost didn’t use this company because of a weird thing that happened. I sent an email with the house info and what I needed done to the general company email address. Then I remembered that my realtor had a specific guys email from this company so emailed him too. His name is Clay Owens. From the first email I got the response from Matt Parlefsky letting me know how much it would cost and when he could do it. From the other email I sent I got this reply from Clay Owens: “We are not interested. Thanks for the consideration.” I don’t know what the deal is with that guy, but I definitely recommend asking for Matt so you don’t end up getting this Clay character inspecting your house.
