"No one wants to hear that your home may have some structural damage. Mark went into my crawl space and took pictures of the damage. We also walked around the house and he made suggestions for future repairs. I Just had the walls repaired, painted and insulation installed in the crawl space, I was concerned about having to redo those jobs. They rolled back my carpet and tore up the floor. They replaced all the wood under the floor and added sister joists to all the joists under the floor and repaired my back wall. My floor has never felt better. I am so glad I had the work done. The guys showed up early on both days. The were very polite and professional. They did an excellent clean up job. I was very nervous about the entire job. I had a large china closet to be moved, concerns about dusts, concerns about the new paint job and wall repairs, concerns about saving the new insulation, concerns about saving the carpet and the padding, I discussed all my concerns with Mark before the work was done and he addressed each one in an excellent manner."

Offers commercial services

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

"Shortly after buying our home we started getting water in our basement after heavy rains. After researching various services we decided to explore structural engineering. We made the right choice with Area Construction. The owner did a thorough assessment, created a plan to address the problem, and efficiently completed the job. The team was dependable and trustworthy, kept us updated with any changes that were needed as work progressed. Three years later and our basement is still dry as a bone."

"Foundation Experts determined the problem was much greater than current homeowner thought. They brought in a structural engineer to thoroughly examine the foundation and wrote up a detailed report, including extensive photographs, of the problem. They gave a written proposal for potential work to repair the problem according to township code. All of their work (three separate visits plus three detailed reports) was done in an astonishingly compressed time period, which enabled us to meet our required deadline to attempt to continue with purchase of the house, depending on current homeowners willingness to either repair the issues to our satisfaction or give us a purchase credit of the amount proposed by Foundation Experts. Had we not engaged their help, we could have unknowingly bought a house that needs approximately $40,000 worth of structural repair.

"Arius is a life saver... literally. I had just purchased a new home and was having some renovations done. Simple as they may have seemed, it involved moving a door in the hallway a few feet. Had I not called Arius in for a review, the contractor I had hired (who was a great GC and very professional to deal with by the way) would have made a grave error which would have resulted in major structural integrity failure costing tens of thousands of dollars to repair. The Arius team was quick, responsive and one of the best experiences I had in dealing with contractors and engineers."

Structural Engineering questions, answered by experts

Newark homeowners frequently request basement waterproofing, foundation upgrades, and egress window installations due to the area’s high water table. Open concept layouts—such as removing load-bearing walls and installing steel beams—are in demand. Reinforced decks and screened porches for outdoor living are popular, as are structural supports for solar panels and home offices. Many historic homes near the university also require specialized framing solutions.

Helpful?

In Newark, be wary of structural engineering quotes that lack clear breakdowns of services, omit details about compliance with local building codes, or don’t address Newark’s unique soil conditions and historic property requirements. Avoid professionals who refuse to provide references, pressure you for immediate decisions, or request unusually large upfront payments. Insist on written contracts and ensure the quote covers all phases, including foundation repairs and load-bearing wall modifications.

Helpful?

Newark homeowners should start spring by inspecting foundations and basement walls for cracks from winter frost. In summer, monitor for settling and check attic framing for moisture issues. Fall is ideal for clearing gutters and checking roof supports before heavy rain. During winter, watch for ice dams and water infiltration. Pay attention to shifting soil conditions and vibrations from nearby traffic, which can affect structural stability year-round.

Helpful?

In Newark, a typical residential structural assessment or design phase takes one to four weeks, with permit approvals adding two to four weeks. Foundation repairs or basement waterproofing projects often last one to three weeks, while larger renovations involving load-bearing walls may extend up to twelve weeks. Weather delays, soil conditions, and historic district reviews can increase timelines, especially during peak construction seasons.

Helpful?

In Newark, foundations are especially prone to settling and water intrusion because of clay soils and a high water table. Roof framing and chimneys can suffer from snow loads and freeze-thaw cycles. Older homes often develop sagging floors or weakened beams. Exterior structures like decks and retaining walls may fail due to poor drainage or shifting soil conditions. Tree roots and nearby road vibrations also pose risks to structural integrity.
