I contacted Pangro Development to quote structural changes to my basement including moving a lally column and removing a load bearing wall. I think I could hire any number of contractors to install drywall, but for something as important as the structural integrity of my house, I really needed someone I could trust. I immediately liked James Grogan and his can-do attitude and that no job was too big or too small. He is a good listener and understood exactly what I wanted and made a number of recommendations. He handled all aspects of the job including hiring an architect, obtaining all the proper licensing and inspection requirements. I am extremely pleased with the result; in many respects it is better than what I originally described. He addressed all my concerns before he finished the job. His crew of workers are great – especially Tim. He is not only a good craftsmen, but he is the nicest guy and I had no reservations letting them into my home. One area that Pangro can improve is scheduling and communication – there were days when they did not show up as expected. Pangro is not the cheapest contractor, but their quality of work is impeccable.

James manages every step, although he hires people to do the work.  He stands behind what he does - for example, he did not like the trim style the carpenter installed and had him take it all down and put up new trim more in keeping with my old house.  He and I worked on the plan, and made necessary modifications on the way.  I supplied the fixtures in time for him to use them.  I did (am finishing) the painting, although his crew did drywall/plastering work.  We are going to do more, less urgent work in the future.  James definitely has firm ideas about what would work best but is willing to listen and change his plans if needed.  I cannot recommend him enough for remodeling jobs.  My new mansard roof looks good and does not leak! I've had compliments on it. My finished kitchen and bath look really good and are very functional.    I have lots of light and a fan in the kitchen, and the bath has a good-looking glass 36 inch frameless neo-angle small shower, pedestal sink, and Toto toilet in a 5x6 ft. area, walker and some wheelchairs accessible.  I used linoleum flooring and they put it down.  It feels good and the color in the bathroom is great.  The stuff I got for the kitchen is too pale (for black dogs) but that was my fault.  The cabinet installation is excellent. James decided to take out the old walls and ceiling, and we left the kitchen ceiling high but the entry and bath part lower, which made the kitchen look bigger and also exposed brick which we used as a backsplash for the countertop and also as one wall of the bathroom.  It looks good.   Finding James was the luckiest thing that happened to me since I moved into this problem-laden house.  I feel like it will really be a home now with enough heat and safe electricity.
