"I dropped the metal plate to close off the pool in the winter.  It went down and stuck in the liner cutting it.  They came out promptly and correctly realized that the liner needed to be patched on both sides.  The pool had to be drained and two days later them came out and performed the service.  They were excellent.  The pool has been filled and all is good.  They also patched a previous place which I had patched and was coming loose."

"My wife and I purchased a 5 acre parcel in Caroline County Maryland. A short time after our purchase of our property I spent multiple days and endless hours making phone calls to find an independent contractor to come in and fully clear my lot of all trees, debris and vegetation, where my wife and I could finally build our dream home. On or about the fourth day a gentleman who lived close by the property that I had purchased stopped in. I’m guessing in to welcome us to the community. He referred us to Superior Property Services LLC. During the conversation, when speaking with the owner and operator, I was absolutely taken away by the professionalism, respect, and friendliness not to mention theeducational and informational way detailing step-by-step, start to finish on how they would approach what I needed done to get my property prepared for the build. My wife and I are now happily living in our dream, only because of the excellency performed by Superior Property Services LLC."

Land Clearing Services questions, answered by experts

A land survey can take anywhere from a few hours to a month or more, depending on the size of the property, the type of survey, the property’s accessibility and topography, and the availability of historical property records. A simple boundary survey to determine a fence line can be completed in a day while surveying 50 acres of undeveloped woodlands may take weeks or longer.

You will find a collection of licensed land surveyors in your area. Your real estate agent or construction manager may also be able to recommend a trusted professional. When speaking with prospective pros in your area, ask the land surveyor if they are licensed in the state, have liability insurance, and can quote you a fee before starting.

Depending on the type of land survey, the report will mark the boundaries of your property, the topographical changes of the landscape, as well as major natural and added structures to the plot. A more detailed survey, like an as-built survey, will note the measurements of the structures and landscape following major construction. A topographic survey will also help your contractor determine the cost of land development projects.

Permit requirements to clear land vary by municipality, so whether or not you need permits depends on where you live and what you’re removing from the land. Some building departments will require permits for any underground work or excavation, meaning grinding down tree stumps on your property would require permits. Others mandate individual permits for each tree you remove. You can contact your local building department or a land-clearing specialist near you to see if permits are necessary for your job.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.
