"Ryan and his partner arrived on time and worked diligently to replace our old electric control panel in our home.  They worked non-stop for ten hours and at the end of the day we had a new control panel that was professionally installed by top notch craftsman.   You can tell they take pride in their work and I would recommend White Rhino Electric to anyone that needs electrical work performed in our around their home."

"My experience with The Woodlands Home-Pro can be summed up in one word...OUTSTANDING!
Dan Moore contacted me immediately upon my purchasing the Deal of the Day, ($199 for 6 hours of painting) and within 2 days was at my home completing the work.  As soon as he arrived, he quickly began setting up / prepping the job. After the prep was complete, Dan began the caulking / painting and even told me the 6 hours would not start until he finished all the set up / prep -- wow!  He worked steadily, thoroughly and carefully throughout the day.  He was extremely professional and conscientious while he worked, cheerfully guiding us if we had questions.  We were so impressed with him that we asked him to return the following Monday to complete another paint job on the front of the house.  When he departed both afternoons, he ensured the area was clean and in order -- not a drop of unwanted painted to be found!  The paint job is absolutely beautiful -- precise lines and perfect coverage!
It was very clear to us that The Woodlands Home-Pro takes great pride in his work.  His main objectives are to do excellent work and have satisfied & happy customers.  Objectives met...and job very well done.  Thank you, Dan!

"Preston of G-1 Plumbing performed the services and addressed the toilet & drain problem. He was unable to stop leak(made it worse) & submitted his recs to Choice Home for review. I was unable to understand Choice Home's response regarding the faucet leak. Their review stated faucet needed to be replaced BUT it was under "builder's warranty." I built this home in 2005. There is no "builder's warranty" now. I cancelled the proposed work order & paid out-of-pocket. A Friend, who was familiar with my builder and knows faucet components, came to my home, adjusted/cleaned the faucet cartridge and stopped the leak. The CHW tech, Preston, is conscientiuos, however, IMHO lacked the knowledge & experience to stop my leak. Home Warranty Companies, at least in my area, hire owner/operators who need the work to build their business and are NOT the most experienced/knowledgeable & are willing to work for less money. In my experience, Home Warranty Companies want the CHEAPEST resolution, not the BEST. I would recommend G-1 Plumbing for most plumbing issues."

Home Building questions, answered by experts

No, a structural engineer is not the same as a builder. A structural engineer is an expert in all things related to the structural integrity of a building. The structural engineer is responsible for calculating the correct materials in terms of load-bearing capacity and overall structural safety. Structural engineers do not perform the actual building of the house or other structures. Rather, the builder executes the plans and designs specified by the structural engineer.

Yes, you can finance new construction, though the process often requires a different type of loan than one for an existing property. There are several financing options available:

  • Construction-to-Permanent Loan: This is a common option where a single loan covers the building costs and then converts into a traditional mortgage once construction is complete and you move in.

  • Construction Loan (Stand-Alone): This type of loan provides funding only for the duration of the construction project. Once the house is built, you will need to pay the loan in full, typically by securing a separate, standard mortgage.

  • Builder Financing: Some custom homebuilders offer their own financing options, which may only require a down payment to begin the building process.

  • Bridge Loan: This can be a useful short-term loan to fund your new construction while you are in the process of selling your old home.

  • Home Equity Options: If you are building a second home, you might be able to use a home equity line of credit (HELOC) or a cash-out refinance on your current property.

It's also important to be aware that some lenders may have restrictions on financing for DIY house builds, so be sure to verify that you can secure financing before starting your project.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.

Modular homes can go up or down in value depending on a few factors. In areas where real estate is appreciating, the value of modular homes is likely to increase, and vice versa. Additionally, the value of modular homes depends partially on the area. In cities where every other home is stick-built, modular homes might be considered a functional obsolescence, in which case they could be less desirable and go down in value. In either case, though, modular homes can still be a good investment, especially since they provide housing at a lower upfront cost.

Modular homes last an average of between 50 and 75 years, and high-quality modular homes can last for 100 years with proper maintenance. For comparison, a standard home lasts 50 to 100 years and can push to 150 or longer with good maintenance. Modular homes provide better long-term value in that they are significantly more affordable and can last almost as long, but some buyers are wary of modular home longevity, so the actual value if you sell could be lower.
