"Installed 7 push piers in two days and was able to raise the foundation of one wall up one inch to level it back with the rest of the house. The crew of Jonathan H, Manuel A and Gerardo T did an efficient and clean job. I was kept informed at every step of the process."

"Thrasher did a great job. The foreman was knowledgeable and he explained what was going to be done. We were allowed to watch the process. They leveled the front step and the sidewalk by drilling holes in the concrete and pumping foam under them until everything was level. They caulked everything when they were done and cleaned up the area. The entrance to our home looks so much better. It was well worth the money."

"Adam was very patient with me in reguards to answering all my questions to the smallest and simplest ones when we were getting the original estimate. He came out twice before a contract was even signed just to walk the space with me and again, answered my questions. The final project was under budget of the original estimate and was finished a week early. He’s very easy going and easy to talk with. If he tells you he’ll be there at 8:00, expect him at 7:50!! He’ll be honest with you which I greatly appreciated. Gave me great advice on increasing my budget where it needed it and was honest if I was over spending on something that wasn’t necessary. If I ever had a question during the process he responded quickly each and every time. The end result is just fantastic!!! He did exactly what my family needed and will be using him again for another project on the house! I highly recommend you save yourself some time of getting several bids and just call Adam at Living Stones Construction."

"Seth was a god send. Living in the mountains my wife and I had a difficult time finding contractors to come up to our house. Seth was able to find and coordinate multiple contractors to complete a basement remodel project."

"John is a good communicator. This was a multi step process and needed to dry in between steps. Each day, he let us know how long heâ d be working. He covered to room in a plastic bubble to limit dust to the rest of the house and did an excellent job leaving the basement clean."

"Merrill and his crew did their best to level my sidewalk. Unfortunately it was not possible to bring all sections to the same level. They worked hard without success. I was not charged for the work. I will definitely work with them again. Great people!"

House Leveling questions, answered by experts

Charges correlate with surface size, settlement depth, and access, often yielding significant savings over concrete replacement.

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

It’s best not to perform mudjacking in the winter unless the ground temperature remains above freezing. Freezing temperatures can cause the slurry to harden too quickly, compromising its strength and longevity. Concrete is also more susceptible to cracking and splitting in cold temperatures, so there’s a higher risk of damaging the slab during the drilling and lifting process in winter.

Yes, you can mudjack cracked concrete, but the cracks will need to be repaired once the concrete has been leveled. If the concrete is severely cracked in multiple places, replacement may be a better option, but for less severe cracking, mudjacking is a good solution as long as cracks are correctly caulked and sealed.
