"Mike and his team were great. As part of an inspection to sell my house it was identified to have a structural engineer assess some findings. I reached out to multiple people and Mike was the first to respond, he had affordable rates and was very communicative. He was able to come out the very next day to make my tight deadline. He also bid on the work to be done which was affordable as well and we have contracted with him for the repairs."

"Metro Construction is an all around fabulous company to work with!!  They replaced our roof in July 2013.  The sales person, project manager and crew were all around professional and wonderful to work with.  The work was done in a timely and well manner.  Since last summer we have contracted with Metro again to replace all of the windows in our home this spring and paint the exterior of our home this summer.  The windows are very good quality and the price was very comparable to the other bids we received.  The crew that installed the windows did a great job and again were very professional and cleaned up very well after the job was done.  The paint crew that painted our home were very meticulous and detailed.  I would definitely recommend Metro Construction to any one needing home renovations done!

"Nick did a very good job. He tore down our fence and the existing gates and hauled everything away. He brought in his crew and meticulously laid out the whole fence, built it, stained it, and finished it. He did the same for a few gate fences. The work was very high quality, and he completed it within the time he estimated. We did our due diligence on pricing. Nick gave us a completely fair price that included estimated costs for materials and labor. The fence and gates are very high quality work. We are happy and plan to use his company again for future jobs."

Structural Engineering questions, answered by experts

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

Most load-bearing walls are exterior, though they can also be interior.

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

A structural engineer’s report is almost always worth it, as it can help you avoid buying or overpaying for a home with structural issues. The most important thing the report does for you is provide peace of mind that you won’t have to pay thousands of dollars for structural repairs right after closing on a property.

Structural engineers can perform various inspections on different structures in your home. These inspections usually include a report detailing the engineer’s findings and recommendations for repairs so you can determine your next course of action for repairs, replacements, or new builds. Some of the most common structural engineering reports include:

  • Full home inspection: $350–$1,000

  • Foundation: $300–$800

  • Load-bearing walls: $300–$1,000

  • Roof: $150–$600

  • Chimney: $200–$500
