"I contracted with Colorado Dream Spaces on 6-8-20. I wanted a bedroom and bathroom finished in my basement. I looked on Angie’s List and they were recommended for basement finishing. The contract stated that the “project will be completed in 6-8 weeks.” It has now been 18 weeks and it’s not finished! Jeff, the contractor never communicated with me in regards to the status of the project. It was up to me to reach out to him for any explanations on all of the delays. In addition, he never took responsibility It was always someone else who was responsible. His patronizing attitude was offensive. On several significant delays he was directly responsible, usually because he was busy or not available. This includes one of the inspections, when the drywall was delivered but they couldn’t leave it, and most recently his failure to order hardware and faucets in a timely manner. In addition, the contract stated that “the contractor shall prevent excessive accumulation of debris and be responsible for maintaining an orderly and safe environment”. Jeff has failed to even once have the construction debris cleaned up. When I have asked him about it he again evades his responsibility and says it’s because he couldn’t have a dumpster. When I remind him that I offered to have it located in my garage he will drop the subject. Just another example of his lack of responsibility causing delays. It has been 18 weeks and the environment in my basement and outside in my yard is not safe or healthy! 2 days ago we had to turn on the furnace causing construction dust and cement dust to come out of every heating vent. Due to the unsafe and unhealthy situation I had to pay for the debris to be removed. It’s ironic that Halloween is coming because this project has been a nightmare. I would not recommend him for any project."

Typical roofing repairs cost between $380 and $1,800 on average. However, most homeowners spend approximately $1,100 on a roofing repair project. The size of the roof, the extent of the damage, and the type of project all impact the final cost. External factors like product availability and supply chain issues may also affect the price.

Projects like repairing damaged gutters will only be around $180 to $560, whereas repairing a sagging roof will be a higher expense at $1,500 to $7,000.

Roof repairs start at around $700.00 and go up from there.  There are many significant factors that come into play, and each customer's needs will rarely be the same.

The cost to replace your roof is often significantly more expensive than the cost to repair it. On average, homeowners will spend between $5,890 and $12,800 to replace a roof. The size of the roof, the roof’s pitch, and the number of stories the house has will significantly affect the overall cost. You can expect to spend upwards of $46,000 for large, high-end roofs.

This all depends upon size, type and complexity of the actual sloped areas of the roof.  An accurate estimate with detailed lists of covered and additional items is imperative when purchasing and protecting yourself during the process.

Although not every state issues licenses for roofing pros, it's important to check with your county or city if hiring a licensed roofing contractor is necessary. Hiring an unlicensed roofer might result in low-quality work and potential legal issues if an accident happens. It’s always best to check the qualifications and licenses of your roofer before they begin a project.

As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:

  • The owner, principal, or relevant manager passed a criminal background check

  • Required to have applicable state and local licenses

  • Maintain an average star rating of 3.0 or better on our network, if they have at least one review

  • Paying to advertise their services

  • Meeting any other eligibility criteria required by Angi

Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.

Before hiring a roofing contractor to work on your project, there are a few things you will want to ask, including:

  • Do you use roofing subcontractors?

  • Do you offer a warranty?

  • Do you have any references?

  • How will you clean up after the project is complete?

  • Will you remove my old or damaged roof?

Roofing is a highly skilled and labor-intensive trade. Because of this, you can expect to pay an average of $2 per square foot for your roofing professional. Roofing labor costs generally make up about 60% of the overall project cost.
