"Fred was professional and helpful, explaining what he did as he inspected our home. He offered both objective assessment in his report and verbal opinions about risks, when asked. I'd definitely hire him again."

Small jobs welcome

"My home had rodent problems so I called AtticPros to check. They gave me best quote and work was scheduled within a week. Crew were awesome and completed the job with full satisfaction. I saw small mice in garage and called for inspection. Syeed Abdullah came and immediately spotted opening below garage door due to uneven floor. He helped fixed it without any charge and hopefully rodent problem is gone completely. I plan to install camera to watch for any rodent in crawl space and attic and then seek help from AtticPros to resolve the issue."

"After speaking with 7 different appraisers, I selected Robert Fleener. I found Robert to be very efficient, very thorough, and easy to work with. Within a few days, Robert emailed me a lengthy report; whereupon we reviewed it in great detail over the phone. At that time, he promised me 2 hard copies of the appraisal, which were delivered to me the next day. I was very happy that I chose Robert to handle my appraisal, and I highly recommend him to anyone that needs an appraisal of any kind."

Home Inspection questions, answered by experts

These are some of the critical considerations when planning to make your home accessible:

  • How wide are your doorways, wheelchair ramps, hallways, and pathways? These should be at least 32 inches wide.

  • Which bathroom modifications will be necessary?

  • Do you need to lower any cabinetry or other fixtures to make them accessible for wheelchair users?

  • Is there enough room to turn around in the shower?

  • Is there a second story of the home that requires a stair lift?

  • Is there proper lighting outside in the dark? If not, a floodlight may be necessary.

Typically, a local home energy auditor is responsible for performing energy audits. A home energy auditor will conduct one of three energy audits designed by the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE) to determine the energy efficiency of your home. The auditor often provides analysis that can help guide changes and improvements to your home for better energy efficiency, giving recommendations as necessary.

Self-management is possible but requires significant time investment and an understanding of legal and operational responsibilities associated with property maintenance.

Depending on your state, a home inspector may need a license. All states and the District of Columbia require home inspectors to undergo training. However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. Whatever your situation, make sure your home inspector is certified to handle it.

Inspections for new construction may not be legally required, but you should consider them a must if you’re buying a new home. The quality of the construction can vary widely by builder, and many inspections, even for brand-new homes, can uncover problems with framing, structural components, mechanicals, appliances, and more. Professional inspection reports give you leverage to push the associated repair costs to the builder rather than paying for them yourself, so they’re always worthwhile, if only for the peace of mind they provide.
