Small jobs welcome

"I work at a law office and contacted Mr. Fleener to do date of death appraisals on 3 properties owned by our (elderly) client after her husband died. I asked Mr. Fleener to make arrangements with our client's niece to view the properties. He is very responsive, punctual and professional, and our client and her niece are very pleased with his work. His turnaround time for producing the final written appraisals was very quick. I will definitely refer him in the future to other clients (and, to anyone else, for that matter!) who require an appraisal."

Customers say: Quick response

"Peter's appraisal was professional and timely, and his efforts are greatly appreciated. I am attempting to sponsor 5 Ukrainian friends to come to the US under the Uniting for Ukraine program. The Department of Homeland Security (DHS) requries a recent official appraisal from a licensed appraiser to be able to validate an asset like my rental property in San Mateo County. Peter was extremely efficient, helpful, and produced a professional product on short notice."

Emergency services offered

"Our house remodeling required three separate visits from Blaylock Movers. On this third time, Tim and his son-in-law arrived on time, as usual. They proceeded to move the boxes and furniture with care as to not damage the newly installed carpet and newly painted walls. Care was also taken to shield one piece of furniture from the rain as it was transported. It was first class. If I had more moving to do, I would not hesitate to contact Blaylock Movers again."

Mold can greatly impact your home's appraisal and lower your selling price if your home's on the market. Home appraisers take mold into account when figuring out a property's overall value. Mold will lower your home's price because it poses a health risk to household members and can compromise the structural integrity of the house. Mold will require remediation, which in extreme cases can be costly, so that is factored into your home's appraisal as well.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Just as a kitchen remodel can increase home value, so can a new kitchen island. A kitchen island provides extra counter space, increased eye candy, and improved functionality that will likely impress prospective home buyers. You can expect an ROI of about 60% to 80% of the cost of your kitchen island installation, though this depends on the overall design of the fixture.

For homeowners who love the charm and character of historic homes, renovating is well worth the invested cost. Keep in mind, though, that historic homes often need more extensive work than you might think at first, so be sure you know exactly what needs to be done so you can decide for yourself if the time, money, and effort are worth it for you.

Yes, adding a composite deck, such as one made from Trex, can significantly increase your home's value. It is a valuable home renovation for recouping costs, with some estimates for return on investment (ROI) ranging between 60% and 70%. More recently, Remodeling's 2024 Cost vs. Value Report suggests a deck addition has an ROI of 82.9%, with an average resale value of nearly $14,600. A new deck makes your yard more functional, enhances the landscape's aesthetic, and can entice prospective buyers. The investment may have a higher return if the deck adds usable square footage to the property.
