"Our furnace decided to die just before it got cold.  We had My Plumber CA out in October for something else, so we gave them a call for this based on our previous positive experience.  They sent Dorian, one of their technicians, out to diagnose and repair the problem.  He came out, quickly determined what was up, ordered the requisite part, and got it fixed.  My Plumber CA is 2-for-2 with getting our issues taken care of, and the folks they send out have always been punctual, friendly, courteous, and professional.  Highly recommend them.

Affordable Plumbers questions, answered by experts

Plumbing needs shift predictably based on your home's construction era. Newer CA properties require minimal maintenance like water heater flushing. Homes built between 1990 and 2009 develop pinhole leaks in copper supply lines. Properties from the 1970s and 1980s face failing pressure-reducing valves and aging sewer laterals. Homes over fifty years old in El Cajon demand complete repiping and sewer line replacements to eliminate severely corroded galvanized pipes and root-infiltrated clay drains.

Helpful?

Your property's layout plays a major role in plumbing projects. In El Cajon, hillside lots feature unusual pipe routing and longer drain runs. Mid-century homes with slab-on-grade construction require tunneling or rerouting through walls to access pipes. You should also inspect for unpermitted room additions with improvised connections. Finally, expansive clay soils stress underground pipes, requiring immediate attention before starting new work.

Helpful?

El Cajon properties demand specific upkeep due to local water and climate conditions. You must flush water heaters annually and inspect anode rods every two to three years to combat hard water scale. Schedule periodic camera inspections for your sewer lateral to catch root intrusion early. You should also test pressure-reducing valves regularly and insulate exposed outdoor pipes to protect them from intense summer heat and occasional winter cold snaps.

Helpful?

You must follow strict regulations for plumbing in CA. The state enforces stringent water-efficiency standards, mandating low-flow toilets and showerheads for any remodel. Local water district rules dictate meter upgrades and backflow prevention devices. Additionally, seismic codes require gas shutoff valves and flexible connectors on water heaters. Always secure proper permits from the city building division to ensure your project meets all safety and environmental requirements.

Helpful?

Homes built before 1975 in El Cajon are prime candidates for repiping due to aging galvanized steel supply lines and cast iron drains. Discolored tap water and reduced water pressure indicate severe internal pipe corrosion. A history of copper pipe slab leaks also signals the need for a full system reroute. Finally, adding an accessory dwelling unit automatically requires a comprehensive plumbing evaluation to meet current CA code standards.
