"Erinn was my initial contact and he gave a very through and fair estimate. We had structural work done to support floor joists and large beams under the garage that needed replacing. Ernesto and his team, Julio, Salvatore and Gilder worked tirelessly to complete the work and were respectful, punctual, informative and good humoured throughout the entire process. I would not hesitate to use them again or recommend them to others. A really great company!!"

"We worked with Ali (sales manager) and Tony (project manager), who took the time to design a project that made sense for our property and our budget, made a number of suggestions and recommendations and were never pushy or tried to "sell" us on something. The crew really went above and beyond to provide top quality workmanship and overall we were in very good hands. Highly recommended!"

"My 23 years old tile roof need to be replaced due to poor quality material used by previous local roofer. After search through 6 estimates, I pick Tony's bid because he listen to my concern and his prices seems fair. Normally roofing job starts in April or May, after the raining season, but our roof was leaking in several spots and Tony and Tino (the roofer) started the project in February. With the wettest raining season in recent memory in LA, it was a challenge to work on roof during the break between rain storms, but Tony and Tino's crew pull through the challenge. During the process, Tino also points out several issues with our chimney and he was able to do a thural repair and painting while he was up on the roof. As with any construction project, we encounter areas that need extra work and Tony was very easy to talk to and we were able to reach a reasonable price for the extra work. The only complaint I have about the whole project is that during the project, the crew allow the dirt got into my gutter and the cleaning process was not as thural as I'll like. Overall, I am very pleased with our roof project with OM Construction. Tony is very responsive during the process and address my concern very quickly. Tino's experience and attention to detail make me feel confident about the quality of our roof job."

"GM Pacific Pro Construction As an avid DIYer , it’s rare for me to allow someone to do work for me. From home repairs , automotive, and electronics, my trust in others doing the job correctly has been a major concern- hence DIY. Because of the difficulty, time and my age, I contacted GM Pacific Pro Construction to give me an estimate on a roofing project. I’d seen the quality of work as they completed my neighbors new roof. I met Gil, who arrived on time to review my project. I found Gil, friendly, easy to discuss needs with and, most importantly, I felt fully confident in trusting GM Pacific Pro Construction to do a quality job. The price was right for me, so without a second estimate , I accepted Gil’s bid for the job. The work team , Gil included, arrived on time to start the job. Everything needed had been ordered ahead , and had arrived the day before work started. The work TEAM was obviously experienced, worked efficiently , and in one day I had my roof project done to perfection. I had no clean-up, no added expenses, and no disruption to my day. I’ve been part of and managed customer service teams , from 12 to 35 members , over 36 years for a major Corporation ;Gil and his team worked as “one” to smoothly finish my project. GM Pacific Pro Construction is truly a “Best Practice” business I’d use again , and I easily and highly recommend ."

"Response was immediate, receptionist was very courteous. I had a doctor's appt that I had to squeeze in that day and she was very understanding and worked around my schedule and kept in touch to advise me when Daniel would be there. Daniel was very professional, nice and cooperative. Did the install in a timely manner. Had a little leak but fixed it. That night I ran the disposal and saw that there was a little bit of water under sink. Called the office and they sent him right back immediately. He checked it out and explained there was some leftover water that dripped down when I used it the first time so there was no problem like I thought, but was very patient and rechecked everything assuring me it was fine."

Basement Waterproofing questions, answered by experts

The primary downside to crawl space encapsulation is the high cost, which can be several thousand dollars. Additionally, the process can make future repairs more complicated by limiting access to plumbing and electrical wiring within the crawl space. Encapsulation also requires sealing off any vents, which can be a disadvantage for home designs that benefit from the airflow they provide. It's recommended to consult with a crawl space contractor to determine if the benefits outweigh these potential drawbacks for your specific home.

Ductwork sweats due to a temperature difference between the air inside the ducts and the surrounding air, similar to how a cold drink develops condensation in the heat. This sweating is a sign that your HVAC system is not operating at peak efficiency. The best way to keep ductwork from sweating is to wrap it in proper insulation, which also improves your system's energy efficiency. Another option is to close off your crawl space and install a dehumidifier to dry the air and lower its dew point.

Yes, it is generally unhealthy and can be dangerous to live in a damp basement. The damp air can negatively affect your breathing and lungs, and the moisture promotes mold growth and pest infestations. Inhaling mold spores or waste particles from insects and rodents attracted to the moisture can be hazardous. This damp, moldy air can also circulate into your main living area. It is crucial to resolve any moisture problems and implement preventative measures before using your basement as a living space.

In nearly all cases, you are required to install a vapor barrier in your crawl space. However, local regulations will change based on the local climate and the crawl space's susceptibility to moisture. Even if a vapor barrier is not legally required, it is often a good idea to keep your crawl space dry.

Venting the crawl space can be a good alternative to encapsulation if you live in a dry climate and the moisture problem isn’t severe. You could also try a dehumidifier or install a vapor barrier on the floor, leaving the walls exposed. A new drainage system may eliminate the moisture problem if it is not caused by humidity.
