Emergency services offered

"Very honest engineer. He performed a mandatory seismic inspection that was required for the city of Hayward. There was no foundation issue whatsoever. Before Mr Padir did the inspection I had a retrofit company look at my building and they told me it would cost $58k to fix the problem and I almost fell for it. It turns out that one joist was rotten from a sewer leak that was repaired. It is hard to find honest people these days. I am so glad it is only a cosmetic fix and a sister joist installed next to it to relieve the pressure on the building. Thank you once again Mr. Padir. Excellent job and quick turnaround."

"The receptionist was professional.  She connected me to a manager named Erik.  What Erik said made sense, but the way he said it was very condescending.  He said that he would be able to give a quote after I get the blueprint prepared by an architect and approved by the city. When I asked him if I could have his company's architect's contact information, he kept saying 'it is not free.'  I have always understood that an architect's services are never free.    When I explained that I would like the architect's contact information so I could look up his/her reviews, he said in a rude way that he would not give the information.  It is probably his company's policy, but he could have said it in a polite way.

Architects questions, answered by experts

While Craftsman-style houses are bungalows, cottages typically aren’t, though they can be. But they also differ in other stylistic aspects. For instance, cottages usually have simpler designs and painted woodwork.

Start by researching local contractors with experience in cottage construction. Ask for references, check licensing and insurance, and review completed projects. Compare multiple bids, making sure each includes the same scope of work. A good contractor will communicate clearly, provide a detailed contract, and ensure all work meets code and safety standards.

Get prepared to meet with an architect by having a clear idea of what you’re looking for, a list of questions to ask, and as many project details as you can provide. The more information you can provide and receive from a prospective architect will help you decide who to hire.

On average, the cost to hire an architect is between $2,200 and $10,500. Hourly rates for professional architects range from $45 to $250 per hour, depending on the architect’s experience level and location.

The cost for architect services vary depending on several factors, including:

  • Location

  • Project type

  • Experience level of the architect

  • Local demand for the architect’s services

  • Overall cost of the project

The biggest upside to hiring an architect is that they will ensure an efficient building process without errors. They will also ensure your home is free from structural issues and that everything is up to building code. Many permitting agencies require architects to draw construction plans and layouts before working, so hiring an architect will also ensure your project is legal. Additionally, architects help homeowners have a clear idea of their project details before the project starts. Hence, they help unify all parties on a shared vision for the project.
