"Choosing the right landscaping service is essential for maintaining an attractive, functional, and sustainable outdoor space. After interviewing several landscape companies, we decided on T&J Masonry for our backyard project. After almost two years, our backyard is still as beautiful and functional as it was when it was first built. Tim was great to work with. He took the project from initial design, through prep all the way to completion. He kept us informed at every step of the way. He managed all the sub-contractors and did all the hardscape work himself. His attention to detail insured that everything was done right. This project included seamlessly extending the tile floor from inside the home to the outside patio. It also included installing powered roller shades, gas fire pit, gas grill, putting green, turf play area and a concrete pat for a hot tub. Additionally, it required planting sustainable desert plants and spreading crushed stone around the parameter of the back"

Patios questions, answered by experts

The average cost to enclose a patio to create a sunroom is around $5,000, and prices generally range from $3,000 up to $10,000. The price you pay will depend on the state of your patio and whether it needs repairs or additional structural support, the quality of the materials you choose, the size of your patio, and whether you plan to run utilities into and finish the sunroom. The price for a fully finished patio enclosure could run up to around $20,000, while you might pay just $2,500 for a screened-in porch.

Whether a prefab sunroom is worth it will depend on each homeowner’s unique needs and preferences. Overall, prefab sunrooms are a wallet-friendly, speedy, and reliable option for individuals looking to get some vitamin D in a simply-designed yet sunny space. Not to mention, sunrooms can increase your home’s value and the enjoyment you feel at home.

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.
