"Greg was good about informing me of what should be done to remedy issues and what I can do myself, if I feel confident in my abilities.  Overall, it was a great experience and I would recommend Cornerstone.
I wanted to note that I found out about Greg from a family member who was selling their house and the buyer used Greg.  I was told by my family member that he hated Greg because he was so thorough and that I should use him to inspect my house when buying.  This is a great compliment coming from a seller.  I later found out our realtor used  Greg when he purchased his house.  I also just recommended Greg to another family member and they used Cornerstone, but got the other inspector.  I was informed he did an excellent job as well.
I have since followed up with Greg to ask about the best route for remedying certain issues and he called me back the same day and talked it over with me.

"This was a difficult move from Huntington Beach CA to Goodyear AZ. He was referred by our realtor in Huntington Beach. He showed us numerous prospective houses and filled out his own form on what was good and what needed fixing. He had experience as a property manager, and all of his observations were true. He also found us a rental house with an option to buy while we were looking. Due to problems with the rental house, we settled on a HUD house that needed quite a bit of fixing. He watched the price for us and recommended when we should strike a deal. We still believe we did well and that we got the right house for us. He was familiar with closing with HUD, and this speeded up the process and made closing very simple. He then helped us with finding movers and contractors to do what needed to be done with the house, which included extensive kitchen painting and landscaping. All vendors he recommended were reasonable and provided excellent results. He ended up spending quite a bit of time and effort on our project and succeeded at every turn. As far as amount of work undertaken, knowledge and quality, I would rate him as the best realtor I have ever used and would use him again if we ever were to move.

Property Appraiser questions, answered by experts

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.

Yes, awnings can add value to a home, primarily by boosting its curb appeal and providing more usable outdoor space. While the exact monetary return on investment depends on the awning's size, style, and quality, they offer an excellent appeal factor to potential buyers. For example, an awning with a trendy metal roof can be particularly attractive. Even if the direct increase in resale value is modest, a well-chosen awning enhances the home's functionality and aesthetic.
