JMAC Electric, LLC employs approximately 20 technicians. We perform residential services as well as commercial and solar electrical. JMAC Electric is able to pass top security clearances having completed work on the ATF building, Pima County Jail, Honeywell Inc., and many others.

"Mike is the Man! I have an oven stack that uses lots of electricity when all the components are on. The circuit breaker on the 30AMP circuit was tripping every time I used either the upper or lower oven. I was fairly certain the old breaker was worn out, but I was too chicken to mess with it myself ...sooooo... I called JMAC and they sent me Mike. Mike got us back into the cooking game by replacing the breaker. Additionally he recommended running a new heavier line with a larger breaker to eliminate any concern in the future. I believe I will do the additional work with this company. They were super nice, presented reasonable charges, honest and speedy... Highly recommend!"

"Billy Terrazas is the MOST UNPROFESSIONAL CONTRACTOR I have ever met in my life. He does not complete projects on time, pull permits when necessary, supervise ongoing projects, or Answer his telephone. I gave this company a HUGE job to do. It was a complete remodel with structural changes. There was no communication with Mr. Terrazas unless it involved me writing a check more often than not he would not even answer text messages until days later if at all. No communication with his crew or foreman. He wouldn't even return his sub-contractors calls for job completions. When problems arose it was impossible to get ahold of him. He was almost a month late on "completion" of the project because he would pull workers from my jobsite and send them other places. Claimed that a worker from the window place "stole" his money for the windows which is why It took a month after move in to get windows installed, and only because I went and purchased them myself. There was never any cleanup of the property after construction I had to do it myself. A few months after completion of the project there are details that should have been addressed but were not discovered until a few months later. when this is communicated to both Mr. Terrazas and his foreman, there is no response from either. No professionalism, no integrity. Evidently, NO WARRANTY. FIND ANOTHER CONTRACTOR. Updated 1/20/2021 This is in addition to my previous review this is update on the work that was done by Mr. Terrazas and his crew. I waz forced to file a complaint with the ROC Board. As it turns out there were no permits pulled from my work either that were required from the county unfortunately nobody showed up when the ROC scheduled an inspection to review the work that had been done not one person not Mr. Terrazas, nor his Foreman. During the inspection there were many errors, not only with cosmetic details but structural as well such as the space between the wall and new window being filled with clear silicone because the wall was cut too much, It has been a huge NIGHTMARE working with this company. Update as of 3.4.2021: After the Registry of Contractors advised him of the several violations and incorrect work that needed to be remedied, Mr. Terrazas simply DID NOT COMPLY. He never contacted me after the findings to repair and replace. Mr. Terrazas has now had a formal legal complaint filed against him by the ROC board and is in danger of having his license suspended or revoked. Now, we are awaiting a court proceeding."

Peak Home Inspections LLC is locally owned and operated by Carl Lewis since 2006, following a full and productive law enforcement career with the Tucson Police Department. We have survived this time in a referal based industry during a tough real estate market. We offer a professional, unbiased report on real properties without the associated emotions of buying or selling a house. Our opinions are not based on the cosmetics of a house, or who stands to benefit from a sale. We provide inspections for home buyers. The home buyer contracts with us to provide a comprehensive report on the prospective property and its systems. We provide a professional report package that includes a summary report, a full report, photographs, preclosing checklist, a copy of the Arizona Standards of Professional Practice manual, and a Home Owners, Home Maintenance and Repairs book. The summary report will outline the areas of concern or problems with the property. The full report with show an overview of the property complete with photograhs of the property and detailed photograhs of the areas of concern or problems. The preclosing checklist is a document that helps to check the progress of any repairs on the house. The Arizona Standards of Professional Practice manual gives the regulatory aspect of home inspections in the state of Arizona, and defines the scope of an inspection by Arizona's licensed and certified home inspectors. The Home Owners, Home Maintenance and Repairs book gives the home owner information that explains how a house's systems work and how to best maintain them. We also do new home inspections. These inspections offer a unique view of the house as it is being constructed. It allows us to view some of the plumbing and electrical components before they are covered by the concrete foundation. They also allow us to view the internal components of plumbing, electrical, mechanical, framing, insulation, etc. before all of this is covered with wall board and paint. A new home is guaranteed by the builder for one year. We highly recommend that a new home owner have an inspection done just prior to that one year time frame. As houses settle and mature, problems tend to start showing up in the form of leaks, cracks, noises, etc. Bringing these problems to the attention of the builder before the end of the guarantee can potentially save the new home owner thousands in future repairs. When a new home owner purchases a new home inspection at the construction stage, the year end inspection is free. We also offer a prelisting inspection for the house seller. This allows a home owner to get an inspection of their property before it going on the market. This inspection informs them of any problems with the property and affords them time to make repairs or upgrades that might help with the sale of their house. A report following these repairs and upgrades might be made available to potential buyers, making the house more attractive. It immediately gives the potential buyer an insight into the house. This option makes it possible to save the buyer the expense of having an inspection done, making the house even more attractive. All of our inspection options will have the Inspection Report Package as described above. As a licensed and certified Home Inspector, we are legally forbidden to benefit from any sale, repair or any aspect related to these inspection properties beyond our inspecton fees. We can recommend to you contractors and technicians that we have found to be trustworthy, competent, and professional to help you with your property. Our inspection fees start at $275 for a basic house under 2,000 square feet. As the size of the house increases, so does our time spent on the inspection and documentation. Our fees increase accordingly. Other additional components, such as outbuildings, multiple heating and cooling units, pools, etc. also require us to charge additional fees for their inspection time. We accept payment at the time of the report, in the form of check or major credit card. Our inspections start with the actual, on site inspection and buyer walk through of the property. This time on site will take between an hour and three hours depending on the property. We leave the inspection package, minus the written reports, with the customer at that time. We will then return to our office where we remove any distractions and concentrate on the production of the reports complete with photograghs of the property and areas of concern or problems. We will then e-mail these reports to the customer and usually the buyer's agent that same day. Our relationship with our customers does not end with the delivery of the inspection report. We will continue to act as a resource to our customers, to answer any questions they might have in the future concerning their property and to assist with finding help with any problems that might arise in the future. We appreciate the support of locally owned and operated business.

Home Inspection questions, answered by experts

It’s okay to buy a house with knob and tube wiring if it’s safe, functional, and still in good condition as well as a minimum of 60 amps. However, a professional should conduct an electrical inspection of the knob and tube wiring to ensure it’s up to code as well as safe and functional. However, the usual 60-amp service boxes can’t handle electricity from 100-amp breakers, making it difficult or impossible to power modern devices.

Craftsman-style homes are predominantly found in the Western United States, specifically in Southern California, where the style originated. Since the climate was mild and there was access to plenty of natural resources, Southern California became a hub for this style at its inception. That being said, if you consult with an architect near you, you can have a Craftsman-style home anywhere.

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.

Closing out an open building permit requires that you have your professional schedule a final inspection of the work they completed. In some cases, like a roof replacement or solar installation, a building inspector from your local municipality may just carry out a drive-by inspection. In other cases, like new construction or a change to interior plumbing or electrical work, the inspector might need to gain access to your home to confirm that the work was done in accordance with the local building code.

In some cases, a home inspector tests the indoor air quality if properly certified. Most of the time, however, they’ll outsource the work to a professional air quality consultant. Testing indoor air for pollutants requires several certifications and a suite of specialized tools. Many HVAC and home inspection pros have this certification.
